The 25 page report was thorough and well documented for all the minor issues noted. As with most inspectors they just about always defer to a licensed contractor for any formal follow-up (perhaps for legal reasons). The digital pictures were clear though, not in high resolution. There were tables and pictures throughout the report, but they did not contain references to narratives for clear linkage ergo Table 1, Picture 1, and et-cetera. The Adobe file itself was completely locked up so that we could not even use the yellow highlighter tool in Adobe to communicate issues discovered in the report without completely retyping them in our communication back and forth between sellers agent, our agent, insurance representatives and others. This alone makes the report's value quite diminished in my opinion. Within Adobe it is easy to lock down content without taking away the customer's ability to use the document to the efficiency allowed by the parent software product Adobe. The final report did not contain a validation of the square footage of the home. The listing agent noted it to be just over 3,000 sq/ft, but the size provided by the licensed appraiser indicated 2,775 sq/ft with a full basement. Two rooms within the basement were finished, but the HVAC system as noted in Mr. Brooks report was not yet fully installed to make the space fully functional as a living space. The number of details especially specific to component installations, anomalies in construction workmanship were exceptional. I cannot overstate how well this duo scrubbed this property for proper construction workmanship. To this extent we were obviously very satisfied. As a graduate from Auburn's School of Architecture some 30 years ago I can state that my expectations were somewhat ambiguous for this type of home inspection, but with the exception of how the final report was locked this was a very positive experience. As a professional, your final product represents you. If this product is useful and easy to use then, you will recommend the company to others. As stated before, if this final report were saved in a security format such that the final user/customer could copy limited sections and highlight sections for communication purposes then, it would make it much more valuable. As a professional who uses thermography, I find that most of the FLIR Inframation conference attendees each year are increasingly home inspectors and commercial building inspectors. I am a bit surprised that most home inspectors locally in Huntsville still do not use IR thermography in their home inspections for determining workmanship and coverage of insulation within the homes they inspect. In summary, we were pleased with Mr. Brooks and his son's inspection of this subject property. They definitely earned their money with the thoroughness of this report. The deficiencies were well documented and his report format was easy enough to understand as we read through it. The issues specific to the report's security locks were my only areas noted whereby Mr. Brooks could easily improve his customer satisfaction at least with folks like myself. They also replaced the roofing on our carport. They replaced the black tar paper shingles with a pool liner type material. They glued it and then secured the edge and put flashing against the house to prevent leaking. It looks great! and doesn't leak. I would highly recommend them. It was expensive but the work they provided was excellent and the half pipe gutters and the hooks that are applied to the roof are more expensive than the less expensive gutter material that most gutter companies use. I feel it was worth the price. He laughed and said it wasn't his problem. He offered to repair the cracked surfaces at my expense. I filed a complaint with the BBB and they did absolutely nothing. They concreted my pool light wires and the light no longer works. They cut my electrical line to the pool pump making one of the expansion joints. They removed my electrical outlets and pump on/off switches and did not re-install. All of the concrete has cracked and broken around each of my fence posts. Nothing Mr. Emmons said he would do was done. Overall the whole project is just one HUGE mess.
Whatever you do, do NOT use this company for any concrete detailing. David made sure everything was finished properly and then we settled up when the insurance money was released. I have full intentions of hiring them again next spring to build a pool house. I have hired a lot of workers in my time, but never had any of them make me feel as important as David did. KUDOS!!!!

I knew that professional services would be the only solution, short of new carpet entirely, that would make the difference I was looking for.
I knew of a couple local steam cleaning services that could do the job, but I had recently received a flyer in the mail promoting some discounts on cleaning services by American Steemer. I was curious to learn their soonest availability for the work I had, so I called them up, mentioned the flyer, and described the areas that needed cleaning. To my surprise, they had an opening the same day, which was just a couple of hours from when I called! I went ahead and scheduled that appointment.
They called me a few minutes before arriving at my house, to let me know they were close by. I appreciated the heads up because it gave me enough time to situate my dogs. Once on location, I invited Joe and Caleb in for a walkthrough and pointed out the areas that needed the most attention. Once we were in agreement for what was to be done, Joe and Caleb got right on it.
The ideal location for the van to be was up closer to the house, which allowed for fewer pipe extensions needed to reach the back corners of the house. That spot was in the middle of my front yard, but instead of just driving up to it, they sought for my permission to drive on the yard so they could set up there. I wouldn’t have cared if they did just pull up to where they needed to be, but it exemplifies their character of respecting other people belongings.
Once the gear was assembled and ready to go, they pretreated the heavily soiled areas, allowing a breakdown agent to assist the steam cleaner’s hot water extraction process. The cleaning team’s strategy was to work the rooms in the back of the house first and finish with the main living room. They never back tracked a previously cleaned room. It make sense to do it that way, but I’m sure If I was doing it myself, I would have had to make several passes back over the same area I just cleaned, and would have finished in a corner! They worked highly efficient resulting in getting the carpets to look better than the day I moved into the house! I was so happy the carpets turned out so nicely.
The coupon I had from the flyer was good for two rooms and a hall way. They did three small rooms and my living room for the same deal. I feel I got an exceptional value for the work they did. I am sure to call them again in the future. I paid with my debit card! That was a really cool thing. Joe had a mobile credit card reader that processed the transaction right there in the living room! That was a huge convenience for me, because I never carry cash and couldn’t even tell you where my check book is, if I still have one.
When my wife returned home, she too was ecstatic at the results American Steemers got for us, not to mention the clean air smell the deodorizing service produced! I will definitely call Joe at American Steemer again for all of my cleaning needs, and give recommendation to all my friends and family.
