"I called about a small wet area in a corner of a finished basement. They walked in with the preconceived idea that I needed a basement drainage system and sump pump. There was a drainage pipe, plainly visible, in the wet area. I ask if the problem could be from the pipe but was repeatedly told the water was coming from between the foundation and the concrete block. Never was any other possibility considered. The problem turned out to be the pipe. A much cheaper fix than their proposed solution. To be fair I received the exact same experience from 2 other foundation companies."

Although the two terms are closely related and often used interchangeably, pier and beam foundations and crawl spaces are different things. A pier and beam foundation is made up of concrete piers and wooden beams and creates a space under the home known as a crawl space. There are several types of foundations that create crawl spaces, often collectively known as “crawl space foundations,” but the crawl space itself is separate from the foundation. 

Standard homeowners insurance policies may cover basement water damage or flooding, but only if it is caused by a sudden and accidental event that is a covered peril, such as a burst pipe or a failing appliance. Damage caused by natural flooding from extreme weather, groundwater seepage, or heavy rain is typically excluded and requires a separate flood insurance policy. Some insurers also offer an optional water backup endorsement for issues like sewer backups. Review your policy or speak with your agent to understand your specific coverage.

As the first layer of water protection for your roof deck and the building materials below, underlayment is designed to prevent water damage, so it’s okay if it gets wet. However, you shouldn’t rely solely on underlayment for protection. If rain interrupts your roof project and you have all of the underlayment down, you’ll likely be fine, but you should install shingles over that layer as soon as possible, as long-term exposure can lead to water damage.

Water can seep into porous materials like wood beams, floor joists, and roof rafters within minutes, but they’ll need to see prolonged exposure before you have structural damage. Mold can start growing within 24 hours, and mold can eat away at the structural components over time. Wood rot is more of a concern, though. Wet and dry rot are fungal infections that set in in moist conditions and rapidly deteriorate wood, causing major structural damage within just a few months in some cases.

There are a few downsides to a wet room, the most important of which is the risk of mold growth from the moisture and humidity. Standard bathrooms can have the same issue, but wet rooms are more likely to experience problems because water is less carefully contained. You also have less privacy since the entire bathroom is open, and the room must include waterproofing, which makes wet rooms more expensive to install than regular bathrooms.
