I am a nationally qualified and Alabama state licensed home inspector. My comment is to help you make an informed decision when buying or selling a home, by providing you with a simple to read report about any issues that the home may have. The report will include both the interior and exterior condition of the home. Helping to put your mind at ease.

20 years of experience

Steve Wehrman first started learning about building construction in the late 1990s by performing drafting and design work for a structural engineering firm. This provided a working knowledge of home components and systems from the ground up. In 2005, Steve assisted on hundreds of home and business inspections along the Mississippi and Alabama gulf coast after hurricane Katrina. The inspections were performed side by side with licensed structural engineers. After the storm damage inspections were over, Steve began data collecting and inspecting other homes and properties for engineering firms. Steve also began shadowing one of the first licensed home inspectors in Alabama. Eventually, with several years worth of knowledge and experience, Steve joined ASHI (American Society of Home Inspectors) and became an Alabama state licensed, certified, and insured Home Inspector. Steve provides a thorough home inspection based around common sense and experience. The easy to follow report is created by using some of the most current report writing software that includes full color photographs, explanations of deficiencies, and advice for future upgrades.

Home Inspection questions, answered by experts

The unseen issues with a home are often the ones that turn out to be the most stressful. While inspections aren’t a legal requirement, they can highlight significant issues, such as damaged foundations, excessive mold, leaky basements, or problematic plumbing. These can cost thousands of dollars to repair, and the work can be invasive.

Knowing these things that fail a home inspection in advance allows you to decide if you want to proceed with the purchase. The seller may even cut back the sale price to help cover any renovation expenses or take care of them before closing.

Generally, no. The letter you receive from your landlord may say that they’ll do the apartment inspection whether or not you are home. If you want more time or you want to reschedule to a time that you will be home, you can ask your landlord, but they may not be required to honor your request.

Several government-backed lending programs can help first-time home buyers purchase a home with little money down. FHA, USDA, and VA loans are options for qualifying borrowers, though many conventional mortgage lenders will lower down payment rates to as low as 3 percent.

Homeowners insurance usually doesn’t cover foundation cracks. They are considered normal wear and tear that every home undergoes. Your foundation in general is likely covered for things like fire and water damage, but most companies don’t insure damage caused by settling, shifting soil, earthquakes, and floods, which commonly lead to foundation cracks.

Getting a mobile home inspection is a key part of any buying or selling process, as it evaluates the mobile home's condition and identifies potential issues before they become major problems and lead to high repair costs. A mobile home inspection also helps sellers pinpoint areas that need attention before listing the home for sale, ensuring a smooth transaction and potentially increasing the home's value.
