We selected this realtor because a family member used to work with his wife. His wife is his broker. We met Darrell in March of 2013, and signed a listing agreement. We were promised a copy which we never received until 7 months later after numerous requests. From March 2013 till Sept. 2013 the day we signed was the only day we saw him. He lost us the initial offer, which my husband salvaged. He advised is against disclosing repairs (which is required), he did not have answers to basic questions, we had to miss lots of work so we could be at the property for things any other realtor would have been present for. He didn't have us sign the original purchase agreement until a week before we closed. He released our home inspection to the appraiser after we told him not to. This cost us lots of money as the appraisal required all those items be repaired. This was an AS IS SALE! He never responded to emails from buyers realtor, the lender, the appraiser he would simply forward them onto us with no response, advice or acknowledgement. We ask for things to be negotiated and he wouldn't. We had to write to the other realtor with our own counter. Most people involved didn't even realize we had a realtor, as we were the only ones anyone ever heard from. His involvement insured we received the worst possible deal. We would have loved to fire him but were advised not to, and wait till the end and then take action. He did all these things knowing we were turning around and purchasing 2 more properties, so he should have been motivated! He let contracts expire without renewing and we were calling and texting and he wouldn't respond. We had to get a renewed contract from the buyers realtor. We went to his broker who is his wife, and there is obviously a reason they're married. She was as incompetent as he. It took her 5 days to email our original paperwork and disregarded all our concerns. You could randomly pick any other realtor and they would be better. Amazing service and great people. On time and did a quality job. I highly recommend to real estate agents and investors who need a crew that can get a property ready for sell or inspection. They went above and beyond. Thanks. -Jeff
He got it all done in a day and the price was excellent in our opinion. He also did work on our boiler at another property and we were very satisfied with that, too. Responded to our calls in a timely manner which we really appreciated. We will call on this business again for sure.
Amazing work!! Work was done within a very quick time limit and the property looked amazing when he was finished. I would HIGHLY recommend him for work!

FAQs for property appraisal projects in Juneau, AK
An appraisal is an opinion of value, so anything that is expected to boost your home value is likely to work in your favor when it comes to the appraisal. Things like improving your curb appeal, painting, refinishing floors, and taking care of minor repairs are all good investments prior to ordering an appraisal. It’s also a good idea to clear out any clutter and complete a deep clean beforehand to show your property in the best light possible.
Appraisals aren’t required by law to complete a real estate transaction, but it’s unlikely that a lender will allow a buyer to close on a property without an appraisal, so, effectively, they are usually required. Your mortgage lender uses the property as collateral for your loan, and the appraisal is what the lender will base the mortgage on to confirm the value is there to justify their investment.
The average cost of a property appraisal is around $355, but different appraisers in your area could charge anywhere from $250 to $500. Appraisals for larger properties will often cost more, as will valuations for older properties. Appraisers will use homes in the surrounding area to help determine a valuation as well, so if your home doesn’t conform to the neighborhood standards, the valuation will require more work and will likely cost more.
A licensed appraiser is the only individual that can carry out a property appraisal. You should always check to ensure an appraiser you’re considering has the proper licensing from your state. Additionally, since an appraisal is meant to be an unbiased opinion of a property’s value, you should confirm that the appraiser doesn’t have ties to any other party in the sale of the property.
Anyone can hire a property appraiser to confirm the inherent value of a property, but the buyer or buyer’s lender will usually choose the appraiser and pay the individual for their opinion. It’s also not uncommon for the seller’s side in a real estate transaction to hire an appraiser in order to justify an asking price or negotiate a higher selling price.
