"I was very impressed with Sentri Homes - their customer service was excellent. They sent a subcontractor to install some vinyl laminate in my bathroom and he ended up getting glue all over the carpet in our bedroom. The sub ended up ghosting both me and Sentri, leaving me stuck with a ruined carpet. Sentri stuck with me for over a month to get the carpet replaced with the identical original and to get the vinyl job 100% completed. The carpet was a Home Depot exclusive and Sentri handled everything with them. The lifespan of tile flooring can vary significantly based on the material and maintenance. Generally, tile flooring can last anywhere from 10 to 30 years, but high-quality, well-maintained ceramic tile can last 75 to 100 years. To achieve a longer lifespan, you should clean the tiles and grout regularly, reseal the grout annually, keep the floor dry, and avoid placing extremely heavy items on it to prevent cracking. Choosing a high-quality tile (Grade 1) will also contribute to its longevity.
Impervious or vitreous tile and vinyl flooring work best for the kitchen. These surfaces are non-porous (or have a very low porosity) that can stand up against spills, splashes, and plumbing leaks. Some natural stones are also a good fit, but keep porosity in mind. You may need to seal them to avoid stains and water damage to the subfloor.
Dry rot or severe water damage may warrant a replacement, but you don’t always need to replace damaged subflooring. If your subfloor has warped because it was installed incorrectly, you can sometimes shim the panels (in other words, add a thin, wedge-shaped piece of wood to level the surface). If your subfloor bows upward, you may be able to sand it down at the joist so it’s level, depending on the extent of the damage.
What a buyer prefers usually depends on the home’s layout and which material fits the current aesthetic. The local real estate market can also dictate these desires to some extent, as do the buyer’s personal preferences. With that said, laminate can increase the resale value of a home by a tiny bit, whereas carpet does not. Hardwood increases the resale value by the highest amount.
