- The appraiser initially submitted the appraisal on a condo form, not a townhouse form and was asked to resubmit by our lender.
- The appraiser appraised the unit we were trying to purchase $20,000.00 below the agreed upon price. On page 2 of the appraisal, in the appraiser's summary, he states "most consideration was given to comparable sale 3 as it is located in the same project as the subject property." Comp 3 (parcel #29-12-32-1210-00000-0090) sold in February 2014 for $140,000.00. The appraiser did not use a unit, four doors down (Unit 42 - parcel #29-12-32-1210-00000-0420) and IDENTICAL to the unit we were under contract to purchase that sold on 2 July 2014 for $185,000.00. We brought this to the attention of our lender, who contacted the appraiser and requested that he readdress. He flatly refused resulting in us losing our dream home.
We are also requesting a refund of the $425.00 dollars for the sub standard service that Mr. Navarra performed. His neglect has negatively impacted us, the sellers, as well as both real estate agents. This is unacceptable.
We filed a formal complaint with the Veterans Administration Home Loan Division, St. Petersburg Florida.(Staff Appraisers Division)

Removed sections of old 30x30 foot garage roof with drip edge and check sheathing. Were well equipped for task having proper tools and know-how.
Workers seemed to be Hispanic and only spoke to each other in Spanish. Communication with only one person in English. This was not a problem. They each seemed to have a job and went about it with little or no discussion about what was to be done. They finished the job and left the area clean, magnetically sweeping the area for metallic debris.
I was a little skeptical about how the joining of the garage roof to the main building roof would work. After observing how they took care of the task, I have little doubt it will work. The procedure seemed to follow all the research I had done concerning membrane roof installation on the internet and conversations with friends and neighbors.
This job was a bit unusual it that it was a nearly flat 30x30 foot roof joined to a 30x60 foot Armco Steel Building constructed in 1956.The roof joined one side of the main building and had leakage problems for at least 30 years where the two buildings met. Several roofers had tackled the job before with limited to no success.
I have know Frye Roofers since 1955 when the original owners were in Bluefield. The present company seem to be carrying on a tradition of quality workmanship and professionalism. I have more confidence in this job at this site than any approach any other roofers have attempted with this unique problem. Paid in full 9/9/2014. Something to think about unrelated to the service provided by this contractor: I did have worries when material had to be left overnight because I live on a visible corner lot and the material sparked some unwanted attention. I guess times are hard out there, I felt I lived in a pretty nice neighborhood but that had no bearing on the risk. I kept things in a locked fenced area but still had two unwanted visits. Lucky for me the thieves in my area was clumsy both times and dropped their loot. Plus my dog was doing his job along with the motion lighting...but it did lead to a couple of sleep deprived nights. They arrived over an hour late and had no packing supplies and informed us that they were not told that they were supposed to pack the home as well as move it. One of the movers was a known probationer which placed me in a very precarious situation, against the assurances of the owner that they thoroughly checked out all movers. It took the movers all day to pack the home, and at approximately 6:00 pm I was informed that there would be no way that they could get the truck to the new home and unpack it as was agreed upon. One mover went so far as to have his girlfriend come to my home, where he proceeded to make out with her in the moving truck. I informed them that this was not acceptable as all the beds, include the beds of my 1 and 2 year old children were packed. I contacted the owner and was assurred that they would remain until the job was complete. Upon arrival at the new home the movers did not fulfill their contract and set up the beds and most items that were haphazzardly packed in boxed were left in my garage. The movers lost the parts to my two children's cribs and could not reassemble them. I again contacted the owner, who came to the new home and again assurred me that they would make it right. After hours of searching for the missing parts I informed the owner that they would be responsible for replacing the beds that their movers made useless. The owner went to Wal-Mart to replace the beds and later called to inform her workers that there were no replacement beds....she did not even tell me this herself or call me directly. At approximately 12:30 am the movers left my home, forcing my wife and I to sleep on the floor with the children sleeping in their swings. The next day I contacted the owner, who had the nerve to tell me that we would still have to pay for the moving. I informed her that if I saw a bill, she would see a lawsuit. I will never use Wallace again, and will warn all my friends and family against this. But the story gets worse, you see, i filed another review on insiderpages.com prior to the suit being filed and on the 17th of feb 09 i recived a letter from their bankrupcy lawer threatening to sue me if i didnt retract my statement. i went to the site and saw another review had been submitted which was obiously coached if not written by Bluefield Radiator. I, in response to this wrote another explaining that their attorny was at this point taking advantage of his cliants, that the other review was a fraud, in droped a call to their attorney to make known my discust with HIS lack of integrity to tack advantage of people unintelegant enough to belive that he in some way has the power to trump fredom of speech. In response to this, Mellissa H. retracted her review. So now i will make every attempt to write at least one review on a different site a week as i am very busy running a REAL busisness. I will have a little time off at the end of summer and plan to go to the local courthouse and buy a picit license.
