"I was searching Home Warranty providers after a bad experience with my 7 year, soon to be terminated "former" Fidelity Home Warranty service provider. Warranty service providers are essential, for they step in and "act" when life deals you an "Oh Crap" situation like your refrigerator suddenly quits. Every high dollar appliance in a home has a life span that will end whether your prepared for it or not. It's a common occurance that leads to unexpected higher debt concerns while you frantically attempt to save your food from going bad. Got a minimum of $1,700 to get a new one? A truck or a really good friend to borrow theirs to pick it up? Plus time to allow it to achieve proper temperature to transfer your temp sensitive food! Well if you haven't experienced this type of event, in your life, you will! I began by doing some easy research online like searching for best Home Warranty providers. I put some inquiries out to prospective providers and as expected, the sales calls began to ring on my phone. They all have why "they" are the best provider - so take notes and compare policies. Ask whether they cover swimming pools, septic systems, roof repairs etc. So my phone rings with an out-of-state area code and it's Zach from Choice Home Warranty. While on the call, this enthusiastic salesman hit all the "trigger" items I was looking for; *Annual Service Price *Price per claim deductable *Response time You know, all the "need to know" info that helps you make an informative decision. I started paying $550/year 7 years ago in 2014 with my old service provider. The per claim fee was $65. Today in 2022, it's $710/year and $85/claim. Was it worth it you ask? If I figure the math, my total cost over 7 years and only 4 claims was $4,450 or $636/year. This cost paid to replace my pools salt cell and chlorine generator ($1,800 in parts alone), 2 separate Air Conditioner repairs which replaced the coil fan motor, a circuit board replacement, system coil cleansing, relays and a capacitor. (No idea of how much my total cost would have been. I paid $65 twice. Nice huh?) 1 roof repair that replaced the "Cricket", which is a 15' roof section elevational change just below the ridge line. It's important to remember that these repairs don't include "hidden costs" which are personnel and service labor rates. Something you will pay for without a Warranty Service. Here's the best part of the call from this AWESOME salesman. He offered me 6 year "fully transferable", rate locked for life" service policy that when divided out by 6 is LESS THAN WHAT I WAS PAYING ANNUALLY, 7 YEARS AGO!!! So, is a Home Warranty plan a safe bet??? I have a 9 word answer for those without a Choice Home Warranty service plan. YOU BET YOUR DRIPPING SWEATY BUTT CRACK IT IS!!! Props to Zach, YOU DA MAN!!! "We called Machen for an estimate to tear off our old roof on our house and detached garage. They were very responsive and Jodi even came out on a Saturday to give us an estimate. He was very knowledgeable regarding the materials and products we needed, and we were impressed that he actually climbed the roof to take all of the measurements, where other contractors we had contacted did not. The estimate we received was fair considering that the roof deck would need wrapped and the amount of ice guard we needed. Jodi and his team were on time every day and got right to work. They took their time on the job and were very conscientious about the work performed to ensure it was done correctly. Jodi takes a lot of pride in ensuring the job site remains neat and takes a lot of care to ensure they thoroughly clean up before leaving for the day. We ran into heavy rain halfway through the project and Jodi even came out on the weekend to ensure that the roof was water tight before the rain hit. The new roof looks great and we are very pleased with the end result!"

"AHS is ok. They cover repairs of most everything under the roof of your house. The companies that contract with them are not always the best. You call AHS with the issue, they send a fax to the repair company and give you the contact info. If they don't contact you within 24 hours, you call them. Sometimes they answer, sometimes they don't. When they arrive (usually three days or so later), they service the item. if it has issues within the 90 days, you call AHS again, they are sent out with no charge. If the serviceman decides the unit is unrepairable, AHS will allow you to choose a replacement from their listing (usually not as good as what you have) they will install and remove your old item, or give you wholesale amount to buy and install your own. Prices vary on what you want covered and what you want the copay to be, plus where you live. For me it is 49.99 per month with a 75.00 time of service order. You can have more than one item serviced at the same time under the same fee. If you have a SEAR product the repair guys are great. Not that wild about the other ones they send out. But it is a big savings compared to calling someone on your own. The cost of service is only the 75.00 copay."

Roofing questions, answered by experts

The minimum recommended slope for a porch roof is 1/4:12, which means 1/4-inch of rise every 12 inches of run. Slopes of 3:12 and 4:12 are more common and provide faster drainage for runoff. Make sure to choose a pitch that’s appropriate both for the climate in your area and the type of roof material you install. Hire a roofer if you need help determining what the right roof pitch is.

Rolled roofing averages $1.50 to $3 per square foot, with an average installation price of $7,500. This is less expensive than the normal cost for new roofs—traditional styles run between $4.35 and $11 per square foot, averaging $14,400.

While a few icicles on your roof are standard, a large accumulation can be a sign of a bigger problem, such as poor insulation. This is particularly true if you are also dealing with ice dams. If you have numerous large icicles, it is recommended to have a roofing contractor diagnose potential insulation issues and create a plan to solve them.

If you need to replace the roof over your attached garage, a roofing contractor can perform what is called a partial roof replacement that only affects garage roofing. However, it's important to keep in mind that only replacing a portion of your roof creates a situation where your roofing has two different lifespans. You will also miss out on the opportunity for a full roof warranty. In some cases, having two different roofs on your home could increase risks for leaks. When replacing the roof on a detached garage, homeowners have the option to make the project bigger by upgrading their home roof alongside their garage roof. However, this isn't necessary if your home has a newer, properly functioning roof. It is better to try to match the new garage roof to your home's existing roof instead.

Generally, roof flashing is installed under the shingles to create a watertight seal and prevent moisture from seeping in and causing damage. However, the exact placement can depend on the type of flashing. For instance, with step flashing, the shingles and flashing overlap each other, meaning the flashing is technically both over and under the shingles. Flashing also typically goes beneath the house siding and is often not visible from the ground.
