He is kind, patient, pleasant, respectful, calls/texts you back when he says he would (texting is best - he is BUSY!), makes time when he doesn’t have it, very professional, and when something isn’t being understood (I don’t know survey terminology and am not the best at explaining) he takes time to ask/answer ANY questions you have or clarification he needs (and doesn’t make you feel dumb for asking or not knowing). Professionals who complete perc tests can usually do them in a single day. Including excavating to expose the test site, filling the hole with water, and monitoring it while it drains, you can expect the test to take between four and eight hours total. It’s possible that you’ll get the results the same day, but some companies may take a few days to get official results.

Surveys completed by licensed surveyors can be recorded with a local surveying records office, and in most cases, they will be. Filing survey reports categorize them as legal documents, and they can be used whenever legal documentation of your property’s boundaries is needed. While you’re not required to file survey documents, it’s a good idea to do so. 

If a buyer pays for a survey, the surveyor they hired will only provide results to them. It’s up to the buyer whether they share the survey results with the seller or not, even if they ultimately walk away from the deal. It’s considered good faith to share the results with the seller, though, especially if you back out of the deal, as the seller can then provide that survey to future interested parties.

A land survey gives you information about the property boundaries, easements on the plot, dimensions, and, in some cases, topographical information. A land appraisal will often take these figures into account, but the purpose of a land appraisal is to determine the value of the land rather than the physical specifications.

This is fairly rare, but sometimes the local government or a group like a historical society will label a tree as a landmark, or historical item. These designations almost always come with a small, on-site plaque for identification, but you should also be able to look up protected trees in your area on a city website or similar list. If the tree in question is a landmark, call your local government and ask how to proceed before making any plans.
