"I hired him to do an appraisal while my house was on the market for sale just to get a feeling of the market and prices for similar homes around me. I know that you never get the same appraisal from two different people. It does depend on a lot, and I do understand this, but the issue that after I hired him, he told me that he could not complete the appraisals because I overpaid when I bought this house and my house no way get the asking price. He refuses to complete the report, and honestly, he did not charge me and refused to take money or give me the appraisal, but I still paid him 150$ for his time and effort for going to the house and take pictures and all that beautiful jazz!! Anyway, he sent me an unusable report almost empty after I sent him the 150$, and at is completed empty with incorrect information about my house as well! I sold the home over asking price by 10k. The issue is when you hire someone, you expect you get the job done whatever the result it is. My two cents he is nice, but he wasted my time and did even did the job he was hired to do whatever the result of the report it is he should complete the job. Honestly, because of him, I accept the first offer I got. This is my story and its your call to hire him or not, but I had to share my experience with this company."

"I reached out to a number of other appraisers who could do special appraisals. He responded to me first and followed through. He made himself available to me and he was accommodating. He was timely, got the report to me when he said he would. The comps that he gave me were a very fair assessment. His pricing was great and he was professional throughout the whole experience. The package that he sent over was a really good presentation. He also offered some additional information, which will be helpful for other customers who are considering to using him; he made some suggestions on what could help sell the home down the line."

"Brian Butcher got back to me very quickly after contacting home advisor. He responded quickly to all my messages. He came to do the appraisal on my schedule. He was prompt for the appointment and had done his homework on my property before the appointment. He was friendly and efficient. The appraisal report was completed when he said it would be. The appraisal was thorough and priced fairly. I would absolutely recommend appraisals by Brian Butcher."

Property Appraiser questions, answered by experts

In short, yes, a pond can add to your home’s value. However, whether it adds value will depend on the condition and aesthetic of your pond. Having this feature already built into a yard’s home can be appealing to homebuyers who value its aesthetic and would prefer not to build it themselves. But if it is not kept in good condition, it could turn buyers away.

If installing board and batten fixes an issue with the home, it could increase the value, but it isn’t commonly installed for that purpose. Board and batten is an aesthetic choice and, like most aesthetic choices, will do little to raise your home’s value. That being said, certain design elements can help attract more buyers, even if your home’s price won’t see a noticeable bump.

The entire appraisal process takes from seven to 10 days. This timeline accounts for the many steps of the appraisal process, including the post-inspection report completed by the appraiser.

Home appraisal services include the following tasks:

  • Inspect home interior and exterior

  • Evaluate materials, features, fixtures, and renovations

  • Review comparable properties

  • Write an appraisal report

In most cases, installing a tennis court on your property will drive up your property taxes. Property taxes are determined, in part, based on improvements made to your property, which includes anything with a permanent foundation. Since most home tennis courts include a large concrete foundation, your property taxes will likely increase following the installation. A general rule of thumb is that if your project requires permits—like for a foundation or fencing for a tennis court—then your property taxes will be affected.

The purpose of the home appraisal determines which party pays for it. You’re generally responsible for the cost if you need to know the current value of your home to refinance your mortgage, though in some instances the lender will pay for it. The buyer pays for the appraisal when they are applying for their mortgage.
