Appraised my home for 1G less than the neighbor sold his home one year earlier. The neighbor did not have an insulated garage with 220 electric and natural gas supplied, a finished basement with a bar, hard wood floors, 10x15 shed with concrete pad and roll up door, two apple trees, beautifully landscaped yard (I put 4G just into landscaping).100 feet from a school, LARGE deck with pool (yes considered personal property but still has value), separate 10x15 concrete pad, ALL NEW inside woodwork, NEW remodeled bathroom, NEW kitchen flooring, auxiliary generator wired, fenced yard, etc. When I called to question his work he said he would revisit it and NEVER called me back after repeated calls. Others have had the same complaints about not returning phone calls. 0.5 star because he blew me off after taking my money. The fact that you just basically did not think you had to follow up after telling me you would is where you made your mistake. I "walk my talk" and expect others to do the same. ***To reply to his follow up*** I gave him pictures of a totally remodeled home and showed him all the receipts and explained to him all that was done. If he wanted to he could have walked the residence with me but there was no need to as the exterior was readily visible. Now when he looks for comparables he does not have access to those homes either. He just looks at what they sold for basically. I will add that many of the comparables were not even comparable. There is a big difference in age in the surrounding area and some were 30 years older. So what is a appraiser to do but expand his search radius within acceptable industry standards. I have been buying and selling vast array of items for 30 years and know what VALUE is. I actually have an Engineering and Real Estate degree and he does not. I recently got my Real Estate license and continuing education into Real Estate Appraisal myself as I am in a career change due to health issues. Experience under my belt yea ok. Ethics, yea ok. Ethics would mean that you walk your talk and "revisit" as you told me. Not ignore me. I am well aware of the requirements and duties of an appraiser. Mr Jake called Home Advisor complaining about this review. I applaud Home Advisor for letting it remain posted. This is with merit. Mr. Jake I will not be recommending you to ANYBODY, wink, wink. Too bad, so sad.

"Hello Paul, I do apologize you were not happy with the results of the appraisal report. I understand you have an objective here which is to get the value that you need for the home. Now you say you have your real estate license, you should know then that following a set of guidelines and ethics and having integrity is important in this profession. You should also know that getting into a house to do a full appraisal is necessary for the reliability of the report. I could not even go onto the property, I could only view it from the street and you provided me pictures of the inside of some house, don't know if that was the subject. At that point I look at public records and GIS maps and then make extraordinary assumptions. I took your money because I provided you a service. Once again I am sorry you did not agree with my appraisal, but once you have some experience under your belt you will understand. Good luck in your career."
