"Full Throttle completely transformed our beach house yard and took it from a neglected and overgrown space to an oasis we will enjoy for years to come! From the moment Mark came out to bid the job we knew he would be the right fit for our project. We were also very impressed with the fact that he returned the following day to hand deliver our bid; we were sold. They worked from a plan we’d had drawn up and their expertise far exceeded our expectations. They completely demolished our old yard which included demo of old tree stumps, removal of all plants, grading, removal of old courtyard, front walkway and stoop and replaced with beautiful new pavers. They installed a fire pit, bubbling rock fountain, paver walkways down both sides of the house, widened driveway with pavers, gorgeous new gardens with beautiful coastal grasses with three-man rocks, raised flower bed, timber edging and also went above and beyond and built up several areas in the yard with a slope. Their crew is amazing and Mark’s top guys really took care of us. We can’t say enough about them! Thank you Full Throttle for everything!!!!"

Aquasense started as a landscape sprinkler repair specialist but we have evolved into your Landscape Systems Repair Specialists. We currently service multiply landscape systems including sprinklers - low voltage lighting - electrical pet fences and water features . Additionally we do back-flow testing - private utility locating and leak detection/repair for both sprinkler systems and services lines. Each of our service trucks carries over a 1000 different parts for sprinkler and lighting systems and the trucks are restocked weekly so we seldom need to return because we are missing parts.

"It went very well. Technician listened on what is my concern and address them."

Woody's Excavating in business for over 25 years. We own all of our equipment so we can give you a great price on top of our expertise in our field. From a load of rock to complex water features and so much more. Please visit our website and give us a call. 206-920-4425 Randy Schultz Owner

"Woody's excavating is a great outfit and we have recommended them to a number of friends. We have hired them numerous times over the past three years, at every phase of building our home. Randy and Darryl did an excellent job every time: clearing the land, digging for the foundation and septic, trenching for water, power, and drainage lines, and putting the finishing touches on the drive way. Randy is easy to work with. He is honest and has earned our trust. He always works to do the right thing. The results are always excellent, exceeding our expectations. Finally, we have always been appreciative of his focus on safety."

Kim Rooney Inc. is a full service two person landscape architecture office specializing in residential landscapes of all sizes and styles. Kim's design work has been awarded in Seattle, Canada, and Chicago. We greatly value our clients and take care to provide the highest level of expertise. We believe that the design process is both fun and important. We recognize that your home is likely your most valuable investment. Whether your project requires an elegant hardscape solution, pretty planting design, problem solving for grading, or creating a play space for your children that working with kim rooney inc strives to bring you the best design solution for you. Call us to discuss your needs. We look forward to working with you. Office line (206) 920-1323. Additional DBA - The Garden Design Studio.

"Cost of Kim’s services for planting a ~1500 sq ft hillside: 20-25k Cost of construction: 40k For professionals who are providing a long-term service, any negative reviews are red flags because it indicates that they were not professional in resolving issues privately with their client. In our case, Kim was defensive, made many costly mistakes, and then billed us for the hours spent discussing and resolving them. She charges principal level rates for inexperienced site research and permit assistance and cannot take ownership of her mistakes with professionalism and grace. She also makes it difficult to detect her mistakes because her contract insists that her office is the only one allowed to submit for permits. I heard from a few people in the design and construction business that they preferred other LA firms over Kim’s. This should have been a red flag from the start but I ignored the suggestion and hired her due to her 5 star ratings. Here's our experience: 1. She makes costly mistakes and does not take ownership for them. She unnecessarily delayed our permit process about 10 months when it could have been done in 2 months—she forced us to go through a lengthy design and permitting process because she was convinced that our hillside was a Steep Slope even though our Survey didn't indicate the presence of one. Luckily, a city reviewer emailed all of us asking why Kim drew a Steep Slope on her plans which was not in the Survey she submitted. It took a couple emails and a call from me to convince her that our slope was not steep. She billed for these discussions, the revisions, and resubmitting permit revisions. She had a hard time taking ownership for this mistake, and instead blamed the surveyor for not labeling the Steep Slope. The surveyor is not responsible for labeling it if it doesn’t exist, Kim. The overall financial damage of her mistake was over $15k, among the unnecessary hours billed by Kim, the unnecessary permit fees, and an unnecessary Geotech report we had to get as a result of this process. 2. She mistook a shrub for a protected tree and drew it in the wrong location on our Planting Plan. When I texted her, she told me she was billing me for discussing this mistake and that she would charge me for revising the Planting Plan around the correct location of the shrub. What’s to keep her from taking advantage of me and making intentional mistakes just so she can charge me more? 3. She didn’t deliver what she promised on our proposal and pushed back on our vision because she was afraid the city wouldn’t allow it. She billed us hours for inaccurate site research, mislabeled our setbacks, and didn't design short retaining walls which the city would have allowed. 4. She also seems desperate and pushy when it comes to money. One time, she spent an hour texting me to call my bank to see if they could speed up a payment hold of 3-5 days. That hour would have been better spent on proofreading her plans."

Fountains questions, answered by experts

Most pond installations take 3-10 days, depending on excavation, liner placement, and filtration setup.

Fountain maintenance is an important part of having a clean foundation in the first place. To keep your fountain water clean, you can use a water additive designed specifically to limit scale, algae, and other buildup in fountains. Or opt to use white vinegar as a pantry-ready water additive.

Whether a natural pool is worth it depends on several factors because they cost more than traditional pools. Many people opt for natural pools because they enjoy swimming in natural bodies of water such as lakes. Also, if you're environmentally conscious, a natural pool is going to be a much more attractive option than a traditional pool.

Moreover, for people with chemical sensitivities, a natural pool is a great solution since the water doesn’t contain chlorine.

A koi pond should be at least 5 feet deep to keep the fish healthy and ensure they don’t freeze in winter. Koi fish are also known for growing large, so the more room you have, the better. A larger koi pond size will allow the fish to grow bigger than a smaller one will, and the more fish you have, the bigger the pond you’ll need. Learn how to build a pond in your backyard to ensure it remains functional and aesthetically pleasing for a long time.

Like pools, ponds can be a safety risk, so they may increase your homeowners insurance. Be sure to let your insurance company know if you build a pond on your property—they may have safety requirements in order to keep your premium from increasing.
