"My wife and I recently purchased a home in Townshend, VT. The home inspection was performed by David Goodman of Total Property Inspections-Goodman Group of Shaftesbury, VT. Mr Goodman was very thorough as he did the inspection and as he performed it, he pointed out each item of current or potential concern, along with recommendations for corrections and the timeframe to make same. A few were immediate and previous homeowner made the corrections prior to our close. Others will be made over time, following Mr Goodman’s advice. We spoke extensively during the inspection and Mr Goodman’s report was available almost immediately. He also made himself available for several follow on discussions to answer all of our questions. He was very easy and pleasant to deal with at every interaction. We would highly recommend Mr Goodman and Total Property Inspections - Goodman Group to anyone requiring a home inspection. Home Inspection questions, answered by experts

The only way to determine if you have a radon problem in your home is to have professional testing done. You can buy DIY radon test kits, but these are sometimes inaccurate in certain temperatures and humidity levels, and they don’t paint the entire picture in terms of your radon exposure. Scheduling testing once every two to five years is best. You can also look out for the following symptoms, which, according to the American Cancer Society, are symptoms of radon exposure:

  • Shortness of breath

  • Cough

  • Tightness in the chest

  • Difficulty swallowing

  • Hoarseness

It is not safe to live in a house with smoke damage—even minor smoke damage can lead to long-term health hazards and structural risks. Smoke smells and residue contain particulates and chemical compounds that are dangerous to breathe in and can damage your belongings and your home’s structural materials. Have a trained professional assess your home after a fire to determine when it’s safe to return.

Yes, in most cases, you can back out of your offer if you’re unsatisfied with something in the inspection. However, there is usually no recourse for doing so. The only exception would be if you waived the home inspection, a somewhat common practice to get your offer accepted in a highly competitive market. Waiving the home inspection doesn’t prevent you from getting an inspection, but you usually can’t walk away from the home after the inspection if there’s something wrong.

Houses built on pier and beam foundations will be elevated off the ground, will have a crawl space, and will most likely have stairs at the main entrance. Pier and beam foundations will also have vents spaced out along the foundation to allow for airflow and moisture control in the crawl space.

The typical inspection period when buying a home—the time you have to conduct a home inspection and either agree to move forward with the sale or back out of it—is around 10 days. The inspection period can range from a week up to around 21 days, depending on the area, the state of the market, and how quickly the seller wants or needs the deal to progress.
