Applying too much sealer to a deck might seem like extra protection, but it can cause more harm than good. Wood is a porous material with a limited capacity to absorb liquids. When you go overboard with sealer, the excess can't soak in and instead forms a film on the surface. In between new coats, it's best to maintain your deck by regularly removing debris, washing it down with non-abrasive cleaners, and staying ahead of structural issues, such as loose boards and rotting wood. In some cases, painting a small section of your deck affected by damage or the sun can lower your costs and workload.

Always sand a deck before repainting so the wood is smooth and ready for paint. While you do not need to fully remove paint before repainting, sanding helps remove any areas with weather and sun damage. Sanding also helps remove chipped or flaking paint and opens the wood pores to improve paint adhesion.

It’s necessary for paint to completely dry before exposure to rain, and that drying time varies by the type of paint used. Oil-based paint takes 6 to 8 hours to dry on average, meaning that’s the minimum time needed between the last brush stroke and the first raindrop. Latex paint dries faster at around 1 hour, and acrylic paint is even quicker, usually drying in about 30 minutes. If rain is in the forecast, check the paint manufacturer's details before laying on a new coat. 

If you want to achieve a deeper, darker stain color, wait 5 to 10 minutes before wiping it off. However, wipe it off faster for a lighter tone. When wiping off the stain during this part of the process, be sure to work in the direction of the wood’s grain for best results.
