"It did not go well. Our mirror to a curio was broken and they hid it. Instead of admitting they broke it they hid it. Not only did they break the mirror but when they cut themselves they bled on my wing chair which went to a sofa and love seat which had never been sat on. They turned the cushion so we would not see it and by laying the blood side down it also got on the chair covering under the cushion. Had they told us maybe it could have been cleaned but have tried everything to get the stain out. It is very large spots. They lied and hid what they done. They chipped our bedroom lamp and turned it to the back so we could not see it. They also put something heavy on our coffee table and end tables which were brass and glass. The frames were bent crooked. we had to throw the coffee table away and the end tables need replaced. Also broke a chest of drawers apart and made gouges and scratches on my cherry bedroom furniture. would I hire them again? Absolutely NO. This is a warning DO NOT USE THEM.I expected better for the amount paid"

"We absolutely love our new Ryan home, which is ready to move into. Jon, the construction manager was true to his word, and had the Home completed by the end of May. However., DO NOT GO WITH NVR MORTGAGE! We were supposed to close June 7, and Martha from NVR knew we wanted an early June close, I was retiring July 1st, and our mortgage was based on my pension MONTHS AGO. Now, a few weeks before closing after we scheduled a TON of services including movers, truck, friends taking off to help, babysitters for kids, and have a buffer of 3 weeks before we have to move out of a rental end of June; Martha tells me they require a certain letter from the pension that I will not receive until mid-july. Because of this they initially said we couldn't close until July. Then it is June 20th. If she provided us with this information months ago, we could have planned differently. Now we are scrambling to figure out what to do. So, I repeat, DO NO GO WITH NVR MORTGAGE. I'm not the only one either. I just spoke to our new neighbors who broke off with NVR and Martha after 6 months before closing because of similar issues. DO NOT GO WITH NVR MORTGAGE!!!! it should be NO STARS FOR NVR MORTGAGE."

As a seller, it might feel tempting to skip the appraisal, especially in a hot market that sees a lot of all-cash offers. While you can technically forgo it and hope for an all-cash offer, you’ll likely have a very tough time selling without an appraisal.

In most cases, selling a home in as-is condition will lead to a sale price that’s somewhere between 10% and 30% lower than normal. Even if they didn’t, selling as-is saves you from the time and energy you’d spend coordinating the repairs.

You’ll see a much larger bump in property value if you install a custom wooden flagpole than you would if you install a standard aluminum pole. While your lender will likely recommend an appraiser, you can also hire a professional home appraiser on your own. Choose someone who is experienced in your type of residential property, and ensure they hold all of the necessary credentials that your state or region requires.
