Gravel is one of the few driveway materials that can handle rain the second it’s installed. Unlike asphalt, which needs days to set, or concrete, which requires weeks to cure, gravel is ready as soon as it’s compacted. Stay on top of repairing cracks and potholes by routinely inspecting your driveway once or twice a year. It’s a good idea to pressure wash your asphalt driveway at least once a year to keep it clean. Apply a sealer every one to five years, based on your climate.

Asphalt can get sticky in high temperatures and intense sunlight and is better for cooler or moderate climates, while concrete is more likely to crack in colder climates where water can seep into the slab and freeze. Asphalt requires more maintenance in terms of sealing, it has a slightly shorter lifespan, on average, and it’s a bit more expensive to install. Concrete will last longer with less maintenance, and it offers you more options for customization, including staining and stamped patterns. As such, a concrete driveway adds to home value more than an asphalt driveway in many cases.

To maintain their strength, asphalt driveways and parking lots need to be sealcoated once every two to five years. You may also need to reapply paint striping every few years as it fades to ensure drivers can safely navigate the parking lot.

Driveways last 25 to 50 years, but you’ll notice cracks and possible missing pieces during this time. Regular maintenance, such as filling cracks, reapplying sealer, and ensuring that water does not erode the base material, can help extend the lifespan of your driveway. Gravel driveways should be regraded to fill in uneven areas every year or two, depending on how frequently it is needed.
