He gave me his fee schedule and we agreed on a time. In speaking wth him over the phone he was very professional and upfront with any costs that may sneak up. He was at our home on time and was professional. He evaluated the areas to be cleaned (stairs, landing, and two children's bedrooms), he noticed that the carpet was quite wrinkled. He explained he could do a quick \"knock the wrinkles out\" stretching or he could perform the full, warrantied stretching. I explained that we plan on replacing the carpet in few years after our youngest is finished potty training and we just want to do the least expensive of them. He was not judgmental that I chose the lesser of the options. His assistant got to work sweeping the baseboards and vacuuming while he started stretching the carpet. They then washed with a non-soap cleaner and used a steam to rinse out all the detergent. We only had him clean the traffic areas - as we plan to replace in a few years when the kids are a little older. They left at approx 3pm and the carpet was mostly dry by bedtime that night. The carpet looks much cleaner, but more so it feels so much softer. All the stains from the pets and children are gone as well as the dark spots in the high traffic areas. The \"knock wrinkles out\" was just what we needed to keep the carpet from bunching up. Overall, I was very pleased with Russell. I was curious about how he stretches the carpet so he explained the process as he worked. I felt completely comfortable having him in my home and would recommend him to a friend. I did not smell any harsh chemicals or cigarette smoke."},"url":"https://www.angi.com/companylist/us/tx/tyler/colorpro-carpetology-reviews-2296126.htm"},"position":4},{"@type":"ListItem","item":{"@type":"LocalBusiness","name":"Cable's Roofing & Construction","address":{"@type":"PostalAddress","addressRegion":"TX","addressCountry":"US"},"review":{"@type":"Review","author":{"@type":"Person","name":"Kimberley B."},"reviewBody":"I used Cable's roofing in the past for roofing and was pleased. I called every reference they provided and they were all pleased. They all said the great thing about this company is that Darren, the owner, oversees every job and inspects it before the crew is done. I liked that alot. After getting the quote, that was the last time I saw Darren except when I got his personal cell phone number and called him expressly asking him to meet me to go over things on the job that I didn't feel were done properly. The quality of the work seemed to be fine, but getting it done became a job for me. Darren did very little to make sure that his employees did things in a timely manner. I had the carpenter calling me at work asking me questions during the day - asking things I had already discussed with Darren. It was as if the carpenter didn't trust Darren or that Darren didn't communicate with him. Part of the job, I needed to be home for because it required access to the inside. I specifically instructed the carpenter that I would be home today and had to work tomorrow. He assured me he'd get to that part today and continued to work on the exterior. At 4pm, he begins to remove a set of three continuous french doors. Then his partner leaves him during the job and my husband has to finish helping him. Let me confirm that a nail gun will keep a 2 year old awake. At 8 pm they stop and have to put a tarp over the hole in my kitchen. I have to pay a trusted employee to come stay at my house while the carpenters finish installing the doors. I called Darren about this ordeal when it started at 5pm and he says they will be done soon and he's playing in a band that evening and has to go and will be out of town for several days after that. They finally finish that part of the job the next day and I think they're gong to come back and finish the last few things. I got a sob story from the carpenter about he doesn't get paid until I pay for the job. At this point 90% of all the work is done so we pay Darren's assistant b/c Darren is out of town. After two weeks, the rest of the job still isn't done and their ladder is still in my yard killing my grass. Then one day I look out a rarely used window and see that when they painted the second floor of the house, they spilled paint on the roof and never told me. I call Darren and leave a message. I still hadn't heard from him a few days later so when I call him again he says, \"I was just about to call you.\" (I already thought they were dishonest not telling me about the spilled paint and now he's giving me this junk.) He comes out and survey's things and makes a list. He apologizes and admits that he thought the job was done and didn't know anything about the spilled paint or that his carpenter was here working till 8pm and using my husband as his assistant. A different carpenter comes out and bad mouths everyone and leaves w/out fixing anything but wasted my time telling me how unprofessional the whole group is. Someone else came out and disagreed on how to repair the last part and does something different from what we had discussed. They did replace the roofing shingles that had paint spilled on them. They put the gutter spout back up but didn't re-attach it to the gutter on the roofline. I was very frustrated with the whole process by this point. Most of the stuff on the list got done, but some of it still isn't done and that's been months. I've given up on them and honestly, I don't trust them enough to let them come back. I will not use them again. I have recommend a friend not call them for a similar job at her house. I was very disappointed because they did a great job on my roof repair just a month before this. I want to end on a positive note, so here's my positive things about Cable's roofing and construction. They did not curse. They did smoke on the property, but put all the butts in their own trash. For the most part, they cleaned up after themselves. The workers were careful not to block my driveway."},"url":"https://www.angi.com/companylist/us/tx/tyler/cable%27s-roofing-and-construction-reviews-5273467.htm"},"position":5},{"@type":"ListItem","item":{"@type":"LocalBusiness","name":"Hahn Surveying Group Inc","address":{"@type":"PostalAddress","addressRegion":"TX","addressCountry":"US"},"review":{"@type":"Review","author":{"@type":"Person","name":"DEBASISH D."},"reviewBody":"Hahn surveying had surveyed my property at the time of purchase, so I knew they had my records. FAQs for land surveying projects in Overton, TX
Land surveying can help give clear guidance on your property boundaries for numerous situations. And in some cases, having your land surveyed is a requirement. Some common reasons to have your land surveyed include:
Planning for construction projects, like building a fence
Locating utilities, such as plumbing fixtures
Settling property line disputes
Creating subdivisions
Meeting mortgage requirements
Selling your property
Land surveying costs about $530 for the average homeowner. However, your total cost could range anywhere from $200 to $1,000 or more. Factors like the size of your property play a significant role in what you pay, but other things like the survey type and the time of year can also impact the final cost.
For example, if you’re looking for a simple boundary survey, you can expect to pay between $100 and $600. However, if you want a more in-depth survey that depicts the elevations of your hills and trees, you can expect to pay between $500 and $1,200 for a topographic survey.
A few different types of land surveys can help determine certain features and boundaries of your property. These include:
Boundary surveys describe the actual borders of a property. These are generally required when trying to get construction permits issued.
Location surveys provide much of the same information as a boundary survey but also include in-depth information about any improvements made to your property.
Mortgage location surveys are usually required by lenders and title companies before financing or offering an insurance policy.
Site-planning surveys are done before applying for building permits and can be issued before any major home improvements.
Topographic surveys provide a formal map of land elevations. It can also describe the location and size of natural features and any land improvements.
Land survey reports provide a lot of helpful information about your property and land. The exact information provided depends on the type of survey you have done, but common information that they can provide includes:
Location of utility fixtures
Clear boundaries and dimensions of your property
General topography
Land elevation information
Confirmation of easements or encroachments
Land surveys don’t technically expire. They do serve as a point of reference and a snapshot of your property, though, so as soon as you make changes to your property (and even if your neighbor makes certain changes to theirs), your existing land survey becomes inaccurate, and a new one must be done. Even if you don’t make any changes to your property, many states only guarantee the accuracy of a land survey for five to ten years.
