In most cases, it’s cheaper to build a garage, but it depends on how much of the labor you do yourself. If you can do most of it yourself, it tends to be cheaper than buying a prefab garage. But if you hire a contractor to build it, it’ll likely end up more expensive than a prefab garage.

Having a garage installed certainly adds to the value of your home. The consideration is not whether it adds value, but for many, they want to know if adding a garage yields a return on their investment or ROI. It’s typically less expensive to buy a garage-building kit than to build a garage from scratch if you’re supplying all the labor. However, unless you are an experienced builder, you will still need to hire pros to install the foundation, concrete floor, and add electrical and plumbing to your garage kit. In that case, it’s worth the investment to build a garage through a local garage builder who can coordinate the hiring of other necessary pros.

A new space over the garage offers several upsides, including added living space, more storage space, and boosted home value from the addition. If you create an attached ADU with the space, you could secure more privacy for you and any guests you have, or even some rental income if you rent the area. However, there are some drawbacks to consider, too, including the high up-front cost, the potential need to increase structural integrity, and size restrictions since garages are smaller than an entire floor of your home.

In some cases, a detached garage can be considered extra living space, but you will need to gain permission and comply with your local building code. Depending on where you live, you may need permits for a variety of installations, including electrical work, plumbing, and structural work. Many homeowners make the mistake of converting a garage into a living space without acquiring permits, which can result in hefty fines and even the removal of your hard work. Furthermore, a detached garage doesn’t add to the livable square footage of your home when it’s time to sell.
