"Linda Cavazos, from Redbird Appraisal, was great!!! She accepted and completed the appraisal very close to Christmas. The appraisal report exceeded our expectations through Linda?s thorough appraisal steps during and after her onsite visit. We almost placed our home on the market approximately $25k below the appraised value. The appraisal helped us avoid this potential mistake. Additionally, after measuring living space, Linda found we had a little more living space than originally listed. Never put your home on the market without an appraisal?and use Linda if you do. "I had great service! The agent who did the faucets was very polite, and professional. He did a great job, our faucets are nice and sturdy. On the washing machine issue, the agents that arrived were also polite and professional. The agent said that the machine needed to be replaced. Fortunately, the coverage I had allowed me to be approved to purchase a new one! I guess I made the right (CHOICE HWS)"

"Jeff was able to negotiate in our behalf to secure the purchase of our home.  He was extremely creative in how the deal was structured to make it go through.  At one point in the process, I was ready to walk away because I wasn't completely confident that this deal would happen. But, his persistance and creativity made it happen.

I have used several agents over the years.  Most of them have been forgettable. Jeff is the agent I will use exclusively going forward with all my real estate deals.

Thanks a million!

Real Estate Agents questions, answered by experts

The cost to appraise a home depends on the type. Common types include:

  • Single-family homes: $300–$400

  • FHA or VA single-family homes: $400–$500

  • Condominium: $300–$500

  • Multi-family home: $500–$1,000

  • Apartment building: $1,500–$3,000

  • Commercial properties: $1,400–$10,000

  • Raw land: $1,000–$8,000

Yes, a well-maintained gazebo can increase your property's value and marketability. The most appealing gazebos to potential buyers are typically large, well-designed, and constructed from high-quality, durable materials. Extra features like built-in seating or electrical outlets can also be attractive. Conversely, small, flimsy, or run-down gazebos are unlikely to add value. While a gazebo can be a positive feature, it generally offers a lower return on investment compared to a deck. It's also worth noting that professional landscaping, in general, can increase a home's property value by up to 15%.

If a home's appraised value comes in lower than the offer price, it can create complications with financing. Lenders typically won't issue a loan for more than the property's market value, as this can push the loan-to-value (LTV) ratio too high and may prevent the loan from being approved. Your options depend on whether your purchase agreement includes an appraisal contingency. If there is no contingency, both parties may be locked into the deal, meaning the buyer pays more than the appraised value. If a contingency exists, the buyer can usually renegotiate the price or withdraw from the deal. If a buyer still wishes to proceed, they can try to negotiate a lower price, increase their down payment to cover the difference, or get a second appraisal.

Foundation cracks won’t always affect your appraised value. All foundations crack due to normal settlement, so hairline cracks that aren’t leaking or uneven from side to side are unlikely to have an impact on your appraisal. Structural cracks, on the other hand, often lead to a reduced appraised value, especially if the underlying problem will cause the issue to worsen over time.

Having a garage installed certainly adds to the value of your home. The consideration is not whether it adds value, but for many, they want to know if adding a garage yields a return on their investment or ROI. While garages can add anywhere from 5% to 20% of the total value of your property, that doesn’t mean that they return 5% to 20% of the money invested in building them. Most homeowners build garages for a purpose but know that you can recover your investment when you sell or refinance.
