"Our house was in bad shape-the foundation had been sinking for years. Most interior and 2 exterior doors no longer opened, the garage was separating along the walls and roof, and all our walls had cracks in them. I heard of Legacy Supportworks at a home show-that's where I met Nick, their spokesperson. He came to our house, did a thorough inspection and explained the process so I was able to understand what was needed. The price was most reasonable and less than I expected. The production crew called before they arrived, arrived on time, and worked an entire 8-6 day. During the process, the production crew took great care with the landscaping and surrounding yard, sidewalks and driveway, then cleaned up any mess made. The production crew gentlemen (and everyone I have spoken with) were polite-no profanity- honest, trustworthy, no smoking, introduced themselves, etc. They went above and beyond their job responsibilities For example, at our house, because the doors had not opened for so long, the screws were warped. The foreman replaced the screws, at his own initiative. One gentleman, after work, saw an elderly lady down the block struggling to mow her yard, and went down and mowed it for her. Because they worked so hard, they were able to finish a day ahead of schedule. We are thrilled to be able to open the doors, have level floors and no longer need to worry about the garage falling apart. I have, and will continue to, recommend Legacy Supportworks. "My elderly mother's house has many cracks in the walls, and the front door at times is very difficult to close and lock. She even got locked out of the house once because the key wouldn't turn in the door, which has been raised and lowered repeatedly. That scared her and she sought an estimate of how much it would cost and what would be involved in getting the house leveled again(It had been done in 1987, too). Her contractor arranged for the man from Olshan to come out, which he did.
After carefully looking at the cracks and asking questions about the house's construction, he used an electronic device to compare the changes in the levels of the various parts of the house. He found as much as 9 inches difference from the front to the back of the house. He said that a newly constucted 30ft wall should have no more than 3/4and quot; change from one end to the other.
We sat down to talk about the situation and he told us the house and the whole neighborhood were built on an area of expanding clay (we already knew this) and that although the 1987 work done by another company was pretty good for the technology available then, unless the concrete pillars they installed had reached down to solid rock(and this clay is as much as 14 ft deep in some areas), the cracks would return and continue, which they have.
Now here is where his honesty and integrity really kick in---he said that because there was no way to guarantee the work (Olshan does a lifetime guarantee), they would NOT do a foundation and quot;Repairand quot; on the house. He talked about the seasonal nature of the clay's expanding and contracting, and told us if they were to do the work, the presence of the concrete pillars from the previous work would make it even harder to put in their piers (they would have to drill through the old ones--very expensive!). He said we could spent a lot of money and have cracks again within six months. So this young man apologized and declined to do the job! WOW! Honesty and integrity! We were impressed and thanked him."

"I was very impressed with Sentri Homes - their customer service was excellent. They sent a subcontractor to install some vinyl laminate in my bathroom and he ended up getting glue all over the carpet in our bedroom. The sub ended up ghosting both me and Sentri, leaving me stuck with a ruined carpet. Sentri stuck with me for over a month to get the carpet replaced with the identical original and to get the vinyl job 100% completed. The carpet was a Home Depot exclusive and Sentri handled everything with them. I will be using Sentri for a much bigger renovation I have coming up soon, because I know that they will make sure everything gets done right no matter what problems come up. The vinyl looks great too."

"With both building and architectural experience, Wally Westbrook has an excellent understanding of what is needed to achieve the best, and very different, end results for personal homes and investment properties. (He has helped me with both.) I particularly like his ability to understand what a site warrants. For example, he advised that an investment property did not need the size addition I was contemplating to achieve the result I wanted. He looks for cost effective ways to add a "wow" factor to even the most basic house. As if those qualities are not enough to recommend Westbrook Design, Wally is also a pleasure to work with. I will definitely use his services again."

House Leveling questions, answered by experts

Generally speaking, push piers—or steel piers—are the best option for underpinning, as they reach down to solid bedrock to find support for your foundation rather than relying on soil, which could be subject to the same issues as the soil directly below your foundation. However, the best underpinning method for your home depends on your location, how far down the bedrock is, and the type of soil in your area. Helical piers are usually the best option for sandy soil or in areas where the bedrock is too deep to use steel piers.

Mudjacking restores level surfaces, prevents further damage, and is more cost-effective than a full replacement.

The average cost for mudjacking is around $1,200, though prices can range from $300 to $3,400. On a per-square-foot basis, you can expect to pay between $3 and $8, with an average of about $5 per square foot. The final cost depends on several factors, including the square footage of the concrete, the type of slab, its accessibility, whether it is load-bearing, and the type of material used to lift it. Generally, lifting a driveway, small patio, or sidewalk is less expensive than lifting a slab foundation or garage floor.

A slurry of cement, sand, and water is injected beneath the concrete to lift and stabilize it.

Most houses are expected to settle over time, but foundation sinking of more than a few inches or uneven sinking of more than an inch for every 20 feet is cause for concern. Any significant or uneven sinking should be assessed by a professional to determine the cause and perform any necessary repairs.
