"I feel extremely fortunate to have found Vicki through Angie's List !  She is an extremely talented person who is very easy to deal with. She has a breath of knowledge that allows her to accommodate my tastes, but also ensure that the overall design is in sync with the design and location of my home.  She has  a very diplomatic way of suggesting when I'm going astray with my choices and in every case where she has told me "Trust Me"  I have been delighted ! She is very aggressive in helping me find the best pricing and often times will work with the vendors directly  hence saving me the time.  She also has excellent local contacts.  Everyone I've worked with through Vicki has been timely, professional, and highly competent.
My project is far from complete.  I intend to continue to use Vicki and her expert advice until the end !!!!"

"

Did a good job, providing 2 layouts to choose from.  Completed design and sent email and snail mail paint and furniture samples in a little over a month from starting the process.  The previous estimate was 2-3 weeks so it wasn't so late.  My only disappointment was the design was not for the complete room.  They told me that the missing area was considered an entry way or hallway and could be designed for an additional fee.  I did not want to pay an additional and accepted their explanation, but on second thought, in my opinion, it isn't really separate.  There is a large archway one-third of the way into the room, but I have never considered it as two separate rooms and no one visiting my home has ever mentioned it.  Every room has an entrance.  I wouldn't call the way to get into a room as a separate room. Other than that, I would say a got a great deal overall.

"My contact Dustin Brito was very friendly and he made sure to make things right. Even though we first had a misunderstanding on pricing he kept his word. They worked hard and long hours, some in the hot sun, to get the job done. The end result is that we got a great roof and a leak fixed. They are also very customer oriented and I truly appreciate that. I would highly recommend them to anyone."

Home Staging questions, answered by experts

Yes, removing a fireplace can decrease your home's value, as it is a sought-after feature for many buyers. The potential loss in value is estimated to be between $1,000 and $5,000. The impact can vary by market and climate; for example, a fireplace is more valued in colder regions like Minnesota than in warmer areas like Florida.

However, if a fireplace is in poor condition and needs extensive repairs, removing it might be a reasonable option. When deciding, weigh the benefits of removal (more floor space, less maintenance, reduced energy loss) against the potential decrease in home value. If you plan to sell soon, it is generally advised not to remove it.

The main factors to consider when staging your home when selling are your budget, number of rooms to stage, and how long to keep the staged setup. Since home staging costs about $600 per room when using professional services, you may want to only stage the rooms that are most important to potential buyers, including the kitchen, living room, and primary bedroom. You should also consider which repairs or updates are necessary before staging your home, such as painting interior walls, carpet cleaning, and refinishing hardwood floors.

In most cases, staging a home is expensive but worth every penny. According to the National Association of Realtors (NAR), 81% of agents representing buyers stated that staging made a positive impact on the buyer’s perception of the house and made it easier to visualize it as a home. The value of your home—which is to say the amount buyers are willing to spend—is based on perception alone and not the inherent value of the land or structure. Therefore, improving the appeal of your home through staging is likely to make your home more enticing during a home sale.

Professional home staging services can vary between companies and properties, but the primary goal is to set up a house with aesthetic furniture and decor to entice potential buyers. Many stagers offer customizable packages, and you can often pay for additional services. Common offerings include:

  • Design and Planning: Color design, planning each room's layout, and professional interior design services.

  • Furniture and Decor: Choosing and renting furniture, decor, and artwork. This also includes the setup and takedown of all rented materials.

  • Arrangement and Organization: Rearranging existing furniture, decluttering, and organizing the space.

  • Ambiance: Creating a welcoming atmosphere with strategic lighting and accessories.

  • Repairs and Maintenance: Minor repairs, home maintenance, and addressing visible issues.

  • Curb Appeal: Improving the home's exterior with services like painting and garden bed management.

It's best to connect with a professional home stager to see what’s included in their specific packages or to request a custom service.

DIY staging is possible, but professional services enhance buyer appeal with expertly chosen furniture, layouts, and colors.
