"He power washed my house on Sat. The house looks amazing. A piece of soffit trim came off the front porch and another one on the side of the house. Also a downspout came off. He mentioned the porch trim but not the other 2 . He also left his ladder here. I called him and he said he would be here Tues. No show, no call. I called him last night and he said he would be here this morning around 8:30...it's 1:30 and so far no show, no call. I would have given him an excellent review if it weren't for these issues. ADDENDUM: Monday morning and still no show or call."

Epoxy Flooring questions, answered by experts

Yes, you can seal old concrete, but proper preparation is essential. Before sealing, ensure the concrete is clean, dry, and free of any old sealant. To check if resealing is necessary, place a few drops of water on the surface; if they are absorbed in less than five minutes, it's time to reseal. If you are using the same type of sealer that was previously applied, you may not need to remove the old layer. However, if you are applying a different type of sealer, the existing one must be removed. Additionally, repair or fill any cracks to create a smooth base before you begin sealing.

There are many benefits to painting a garage floor, especially if you use an epoxy floor coating . In general, paint makes your garage easier to clean. Since concrete is porous, it tends to absorb things like dirt, grime, mildew, oil, and grease. Paint—specifically epoxy-based paint—creates a barrier that helps you easily mop up the mess before it stains or is difficult to remove.

A concrete seal can protect your garage floor from water and stains as can an epoxy coating. The main difference is that epoxy is much more durable and better for heavy-duty wear and tear—it’s used in more industrial and commercial settings. If you’re just using the garage as storage for tools and your car, concrete sealer will do just fine. But if your garage doubles as a workshop for side projects and auto repair, epoxy will hold up better.

In most cases, yes, sealing concrete will stop spalling. However, it’s not a perfect solution—it may only delay spalling. Call your local concrete repair contractor for quotes on the best sealing options to prevent spalling.

The cost to replace a driveway coating ranges from $275 to $850, or $550 on average. Naturally, larger driveways cost more than smaller driveways. The type of driveway sealant and the number of coats also impact the cost. Coal tar sealant costs the least, while latex acrylic sealant costs the most. Oil-based sealants fall in the middle.
