Ranch and colonial-style homes are often the most affordable to build. Prefab kits like a small sunroom for around $20,000 or even a basic gazebo roof for as little as $60 can save you big over professional installation. However, you lose the option for customization, and these structures tend not to last nearly as long. As for bigger projects like a deck or patio, you shouldn’t go with the DIY route unless you’re fully prepped with the tools and know-how to get it done right. Mistakes can be frustrating and costly, so choose a pro if you’re looking to eliminate your risk of error.

When you compare traditional houses to prefab homes, the latter can be more sustainable for many reasons. For example, manufacturers have a more streamlined construction process for modular homes, which means there’s less waste. Additionally, some prefabricated housing manufacturers strive for energy-efficient buildings, and others produce off-the-grid capable homes that produce their own energy.

A carriage house combines garage or storage space with living space, usually in two stories, while a garage generally does not offer any living space. Building codes and insurance requirements greatly differ between the two types of structures, and may make it difficult to convert a garage to a carriage house.
