Hardscaping and outdoor patio items: Flagstone walkways, decorative stone load bearing retaining walls, outdoor kitchens, fire pits, fireplaces, decorative flagstone flooring, columns, seating areas and grill areas, we also do decorative stone water features such as fish ponds, water falls and small creeks for drainage or just to add that peaceful look/feel to your yard. We also do some large masonry repairs such as: cracks in brick, block, or stone on your steps or retaining walls, usually caused by water damage and we can help deviate that as well. We fix deteriorating brick on chimneys and replace leaking caps metal or masonry. We also remodel indoor fireplaces if you don’t like the current look we can fix that up.

Waiving a home inspection could be beneficial if you’re buying a home in a hot location where the seller has many other offers to consider, especially if other buyers are willing to waive the inspection. However, it’s not usually a good idea to waive an inspection, even on new construction. In some cases, a home inspector tests the indoor air quality if properly certified. Most of the time, however, they’ll outsource the work to a professional air quality consultant. Testing indoor air for pollutants requires several certifications and a suite of specialized tools. Many HVAC and home inspection pros have this certification.

While most house creaking is expected to some extent and under normal conditions, it's not a good idea to ignore new noises. If other problems accompany the creakiness, like cement cracks, wobbly or loose stair components, or moving trimwork, it's time to look into the potential for foundation trouble or other structural problems.

In most cases, you can negotiate after a home inspection and use the issues as leverage to bring down the purchase price of a home. The only exception would be if you waived the home inspection to make your offer more appealing to the seller. In that case, you can still have a home inspection done to identify issues, but you have no recourse to make a counteroffer after you get the inspection results.

Removing your fireplace can lower your home’s overall value, but probably only slightly (around $1,000 to $5,000, on average). When deciding whether or not to remove your fireplace, weigh the benefits of removing your fireplace (less maintenance, more floor space) against the potential loss of value.
