Homeowner’s insurance doesn’t cover foundation cracks unless they’re a result of a natural disaster like an earthquake, vandalism, or a vehicle accident that causes sudden damage. Taking care of your foundation to prevent problems with expansive soil and drainage is considered ongoing maintenance, and your insurance company expects the homeowner to carry out that preventative maintenance.

A slab-on-grade or slab foundation is a great option in many areas—usually in warm or moderate climates—and has been a successful foundation style for many decades. Slab foundations don’t require excavation or concrete block wall construction, so they’re the least expensive foundation type. They’re also the fastest to construct and don’t have many issues with moisture or water intrusion. However, they don’t give you extra storage space or potential living space like a crawl space or basement would, and they’re not ideal in colder areas where utility lines can freeze and frost heave can cause major damage.

You can use epoxy-based concrete fillers to repair small cracks and dents in the floor. For larger damages, remove any debris, then patch the cracks or holes with concrete repair products or resurface the entire floor. We recommend using fast-curing products that cure in four hours. You can also buy a pre-mixed concrete patch and leveler if you are only repairing parts of your floor.

New constructions need time to “settle” and sometimes, small hairline cracks occur as a result. Larger horizontal or “stair step” cracks, however, are usually a sign of a deeper, more severe issue. It could indicate an issue with the soil beneath the home, a problem caused by an overgrown tree, or another problem.

You can strengthen a weak foundation using a few different foundation repair methods, including underpinning, slab jacking, foam jacking, installing carbon fiber support strips, or using a sealant or epoxy crack injection. It’s worth noting that the best way to strengthen your foundation permanently is to fix the underlying issue first and then use a permanent solution to reinforce it.
