Yes, slab foundations can sink just like any other foundation type. Floating slabs are the most prone to differential settlement and foundation sinking because they sit directly on the surface of the earth. Slab foundations that have footings—including slab-on-grade foundations and monolithic slab foundations—get additional support from soil further down and are less likely to sink over time, especially under larger, heavier structures.

A slab-on-grade or slab foundation is a great option in many areas—usually in warm or moderate climates—and has been a successful foundation style for many decades. Slab foundations don’t require excavation or concrete block wall construction, so they’re the least expensive foundation type. They’re also the fastest to construct and don’t have many issues with moisture or water intrusion. However, they don’t give you extra storage space or potential living space like a crawl space or basement would, and they’re not ideal in colder areas where utility lines can freeze and frost heave can cause major damage.

Most of the time, normal foundation settling will present as thin cracks in the foundation and minor creaks in the floorboards. In contrast, you can identify foundation issues by wide or uneven foundation cracks, horizontal or step-shaped gaps on the foundation wall, or cracks that go around corners of your foundation. Foundation problems can also cause changes in your living area, like increased humidity, uneven or sloping floors, nail pops in drywall, countertops pulling away from the wall, and windows and doors getting stuck. When in doubt, call in a professional to identify the underlying cause.

A sinking foundation can be lifted, most often by installing piers to re-level and support the weight of the house. Depending on the cause and extent of the sinking, other methods to lift a foundation include underpinning and mudjacking. Consult a foundation repair pro to determine the best way to lift your sinking foundation. 

Foundation cracks that are 1/8 inch wide or less, aren’t uneven across the gap, and don’t continue widening over time are usually just normal settling cracks and don’t suggest structural issues. Horizontal cracks and stair-step cracks on foundation walls, any cracks that continue widening, are wider than 1/8 inch, or where one side juts out beyond the other, are often indicative of structural damage.
