Small jobs welcome

"It took probably two to three hours because they had to go out to get another toilet. It was just one person that did the work. The area was left very clean. Something that I liked was that he fixed one of my toilets and told me it was under warranty. I had no idea that a toilet was under warranty. They replaced what they had to and it didn’t cost me anything for it."

"I cannot say enough good things about Bryan. We were in an emergency situation after our Thanksgiving guests decided to flush an unbelievable amount of wipes down our toilets. Ugh. Bryan answered the phone on a Sunday, scheduled us for the very next day. We have had terrible luck with plumbers in our area, Bryan is now our go to. He is honest, reliable, very reasonably priced and just a great guy. Definitely someone you feel comfortable with in your home and just letting him do his thing. What a lifesaver! Thank you Bryan!! We will see you in a few weeks for more projects!"

Toilets questions, answered by experts

You can DIY your toilet flapper replacement if you’re up for a small plumbing project. Turn off the water to the toilet, open the tank lid, remove the chain from the lever, and unhook the flapper. For a new, adjustable flapper, adjust it to the right setting according to your toilet's gallons per flush rating. Hook the flapper in place and install the chain with 1/2 inch of slack.

Completing a full standard bathroom remodel offers the best value, with an average return on investment (ROI) of 70%. However, you don't need a full remodel to make an impact. To maximize value, focus on key components like flooring, the tub and shower, vanity, and cabinets. High-value upgrades include installing a walk-in shower, resurfacing a tub, retiling, or expanding the shower. For more budget-friendly options that still increase value, consider repainting with a light, neutral color, or updating the mirror and light fixtures. It's also crucial to address any necessary repairs, such as leaks, mold, or cracked tiles, as buyers will notice these issues. Avoid flashy upgrades like bathtub jets or steam showers, which don't add as much value.

The most common toilet repair is dealing with clogs, followed closely by replacing a worn-out flapper. While clogs can happen anytime in any toilet, they most commonly occur with older toilets that have smaller diameter clearances and often empty into smaller diameter sewer connections. Because toilet flappers only last a few years, they are next in line for the most common toilet failures.

Toilet seats have two mounting brackets on the back that accept mounting bolts. The bolts drop through the brackets, through two small holes on the top of your toilet, and then receive nuts to hold them in place on the bottom of the toilet. If you can’t see the bolt heads, you might need to pry up the mounting bracket cover, which is a plastic piece that hides and protects the bolts.

If you’ve accessed the bolts and nuts that hold your toilet seat in place and can’t unscrew them, it’s possible that they were overtightened or that the material corroded over time, making it impossible to unscrew. If that’s the case, you can either call in a plumber for help, or you can DIY a solution if you’re careful. Lay down masking tape around the mounting bracket and then use the tape as a surface to lay a hack saw blade. Move slowly to cut through the bracket and bolt, being careful not to damage the porcelain in the process.
