"Seller representation: Class A is nothing less than A++!! From appraisal through the closing, Chris Akers is by far the BEST realtor I have ever dealt with. We were selling my elderly Motherâ  s home and he made sure she & I fully understood everything from start to finish. If you are looking for the BEST & most directly involved relationship with appraiser-realtor, look no further!! Chris is trustworthy and extremely knowledgeable!"

"I needed a small honey do list done around the house so I called Hamilton Homes to come out and they came out the same day gave me a price and did my small list. I had them move some boxes from the attic to the garage, had them change out my kitchen lights, add a string to my ceiling fan so that i could reach it better, and some other small stuff  i had. They charged me for 5 hours of there time the 2 guys were very nice and friendly, they did help me out very much so on the list i needed done. Thanks guys

"James was great during the design phase and provided us a variety of options to enclose under our house on Folly. Each time he gave us an estimate and discussed the pros and cons. Once we decided on a style he had his team here and the job was completed in in under three days. The workmanship exceeded my expectations and they did things that others may charge for."

Property Appraiser questions, answered by experts

Xeriscaping can absolutely increase your home value, but the return on investment (ROI) depends on where you live and how prevalent xeriscaping is in your area. In drought-prone climates, xeriscaping can boost your curb appeal and make your home more appealing to buyers due to the reduced maintenance and watering costs. However, in areas where xeriscaping isn’t the norm, some buyers may be willing to pay less for a xeriscaped property if they don’t like the appearance.

While there's not a lot of definite research, some experts suggest that an in-ground or wall-mounted basketball hoop can add value to your home by increasing curb appeal. In addition, having a basketball hoop is an attractive feature of a house since it promotes physical activity, especially for children.

The average cost for a home or property appraisal is about $355, with prices typically ranging from $250 to $500. The final cost is influenced by several factors, including the property's size, age, location, and how it compares to other homes in the area. Appraisals for larger, older, or non-conforming properties often cost more. While a single-family home appraisal usually costs between $300 and $400, appraising a multi-family home can range from $500 to $1,000 due to its increased size and complexity.

Yes, installing a tennis court can be a worthwhile home improvement project that adds value to your property. The potential increase in value can range from $20,000 to $150,000, and in some cases, the return on investment can cover more than 60% of the installation cost. However, the impact on value heavily depends on the size of your property. For homes with multiple acres, a tennis court is often a valuable amenity. In contrast, for homes on smaller lots, installing a court can decrease the property's value because it consumes a significant portion of the usable yard space. It's crucial to consider your property size and the remaining usable yard before proceeding.

Ideally, you’d never pay more than the appraised value for a home, but there are some instances where it makes sense to do so. For example, if your current living arrangements are no longer viable and you need a place to move into quickly, paying more than the appraised value might be in your best interest to secure a new home. Additionally, if you’re buying in a hot market, overpaying for the home might be necessary to overcome the competition.
