We hired Oak Trust to manage my property from April 2017 to End of May 2020 in Moncks WHILE they managed my house, a service which was provided by Kelsie Martin my last 2 years. We were preparing to put my house back on the rental market in the end of May when my orders came and we found out we were coming back to the area. Understandably they ended out agreement but did not leave the house in the same condition that was handed to them. The only service performed by them prior to was finding someone for me to paint the house which was remarkable so kudos to that. That however was the only bright spot to this turnover story. We started by asking if they provided a service until I could execute my orders in the beginning of October. Once again understandably as that's not their business they said no. So while I was deployed in July, they closed out our account and my wife immediately asked for the key so that she could access the house and install a security system to at least protect it while it was vacant for the next couple months. My wife transitioned all services to our name and they "sent" out my key via the US Postal service. When a week went by the key had not arrived, my wife contacted Kelsie and was told to wait it out to 2 weeks. Here we were 2 weeks later still no key and I return home from deployment. I contact and have Kelsie install a drop box in front of my house for the key so that I can have my wife go up to have ADT install an security system. Mind you now the key to my home is floating somewhere in the ether, which by the time I moved in October still had not arrived. Upon my wife's arrival to the house was our first glimpse into just how much "care" Oak Trust gave my house with the choice of renters and their policing of them. As a point of reference the only thing we were made aware of was that our renters were slobs , rough with the house, but they were not causing permanent damage, which we have all the emails to back up. 6 months later we have pictures sent showing the place is grubby but still no damage... nothing a cleaner can't fix. Upon move out the previous tenant obtained cleaners which was inspected by Kelsie afterwards. All that was noted was the poor condition of the carpets so she had them cleaned again at the tenants expense. (At this point the carpets were garbage anyways so we were ok). When my wife gets to the house, we start seeing damage that was allegedly inspected and undoubtedly seen by Kelsie 2 weeks prior when our house was turned back over to us. Attached are all the pictures from my wife's first experience with the house: window sills and bannisters chewed, dog slobber on windows (dogs were part of rental agreement,) soap scum buildup still present in bathtubs, toilets clearly not cleaned ever, serious accumulation of dust on vents, ceiling fans and lamps, cob webs, dead bugs, just filthy all over. Mold was also present in the french door refrigerator because the power was turned off and fridge not left open after power was shut off. Pool fob and garage openers were both gone, and most glaring of all, all of our window treatments were gone. To their credit the carpets were decently cleaned as once again, that was the only thing Kelsie made them do again. The security deposit I received back was $675, On top of the six thousand i just spent on "Repairs" and the spectacular paint job. When we contacted Oak Trust we were told that the dust and grime was a result of the fact the house was vacant for a couple months at that point (fair to an extent despite the obvious amount of grime but we weren't all bent out of shape about the grime outside of the soap scum), They also NOW told us that ALL of our custom drapes for the house were destroyed by the previous tenant (when we were told only one was in poor shape via email when my wife noticed it was different in pictures) and so they threw them out (when they weren't the manager's to throw out), The fridge also apparently our fault since we could obviously get to our house to get the fridge door open when our keys are lost in the mail. Fast forward to October and now we are moving into the house. We are now paying 275 for the cleaning services (props to Ocean Moon cleaners... A recommendation from Kelsie when we contacted them disappointed in the house condition.) $2500 on new window treatments to replace the "trashed" ones since we now live in a fishbowl that has no privacy, and now are finding the slew of things oak trust missed on non detailed closeout that should have been found, standing water and mildew in the dishwasher, chewed transitions and discoloration in our hardwood floors, broken spindles in the stair bannisters, missing fence panels that were covered by a piece of fence that didn't match, a giant inflatable boat behind the fence, 3 full trash cans behind the house. To say I'm disappointed with my time with Oak Trust is an understatement and I've already informed friends who I recommended oak trust to manage their property elsewhere in the Moss Grove Plantation development to be weary of their move out policy. I will also be warning all the military homeowners I work with looking to also rent their homes. Beware of Oak Trust and if you use them, don't expect to get your home anywhere near how you gave it to them. Our house was damaged, and and their lack of attention to detail did not hold our terrible tenants accountable leaving me with very expensive bills, No this is not wear and tear, much of this was permanent damage.

Oak Trust has proven that my property management needs are their priority. When I relocated, I trusted them with my home because Therese was professional and personable, making me feel comfortable and confident that everything would be fine. My home has been taken care of and rented for over a year, the lease was renewed and I am completely hands off. That's saying a lot because I'm very hands on.



They took the time to find a great tenant with a good background, my rental payments are always deposited in a timely manner (usually within the first eight days of the month, depending on where the 1st of the month falls/holidays), they find the best pricing for repairs, I always receive my owner's packet and tax forms on time and the recent home inspection report was flawless. 



I pay 10% of my rental rate, and there aren't any other hidden charges or fees. The checklist to get my home ready for rent was easy to follow, and they even had vendors at my disposal to make sure my home made a good impression on prospective renters. My home was rented quickly, so they really got on the ball once I signed the paperwork. They were knowledgeable about comparable rental rates in the neighborhood, and helped me settle on an attractive price.



I've moved again, and now I have a son, so I don't have time to worry about what's happening with my property. Oak Trust makes sure that I can focus on my family and leave everything else to them. They're easily accessible and responsive whenever I have questions, and they've never been evasive or dishonest. That goes a long way.

This was our first time renting our house, so we were a little nervous as to how everything would turn out.  We are very pleased!  Therese met with me to go over all the details of renting my property and suggested how much we should charge for rent.  Before tenants are picked, income is verified, background checks are done, previous landlords are contacted, etc.  We had contracts signed and tenants in our house in less than 2 weeks.  We have had tenants in our house for just over a year now, and Oak Trust Property Management takes care of everything.  I get to enjoy the extra income from renting my property without having to deal with any of the hassles.

Danielle at Oak Trust Property management negotiated my new lease as well as coordinated repairs that were requested by my tenants. Oak Trust has a great website where the tenants can request repairs quickly and that keeps tenants happy and my home in great working condition. 
I had many questions about the repair process, cost and issues with the tenants renewal of the lease. After hours, Danielle went out of her way and kept texting and emailing me until I fully understood the process and expectations. She was professional and determined to make sure I understood and was pleased. I respect people who are straight forward and have high integrity.
