"We had a new deck built to replace one. It is a solid deck, but we are not happy with the floor at all. We had Trex flooring installed, and it was screwed down below the surface, giving it a pegboard look. Very upsetting. Steve said we should have told him what we wanted. We didn't know all composite wasn't installed with hidden fasteners, so we didn't know to tell him to use them! He finally came back and put some plugs in, leaving over 100 holes still. He told my husband it was to preserve structural integrity of edges and steps! They already had holes, what could it hurt to fill them in? I found a picture online where there was a floor actually screwed down, but the screws were level with the floor. I was told they aren't supposed to be countersunk, but that's what was done. He told us it was a "budget deck", which was insulting because we didn't ask for that. It sounded like a justification for the work. There is nothing around the wood posts to cover the floor cuts. Big lack of communication. He didn't show up the day of the contract. I understand heat delays, etc, but no word. We thought we had been scammed. My husband texted him, and Steve agreed he should have let us know. We are not 100% satisfied, so I would cautiously recommend him. Make sure to spell everything out for him so there are no disappointments."

Decks and Porches questions, answered by experts

Building codes typically require handrails if your porch is 30” or more off the ground. However, it's important to check your local regulations and building codes to make sure, as this can differ depending on your location. When in doubt, check with a local porch handrail pro, who will know the local codes and be able to get permits if any are required.

The signs of rot depend on the type. Dry rot looks like cube-shaped cracks with a fluffy white, cotton-like texture. Wood with dry rot may also have a strong, musty smell.

Signs of other types of rot include wood that looks mushy or has black spots. The wood may crumble or give way when touched.

To maintain a portico, you need to ensure that your portico roof has proper drainage. Poor drainage can lead to water seeping into the wooden structure and eventually causing rot. You’ll also want to regularly clean your portico columns, removing dirt or scuff marks using a clean, wet cloth.

Not all porch columns are load-bearing, though they can be. Some porch columns are simply decorative. There are ways to identify a load-bearing column, like looking for visible seams and a foundation. Also, check to see if the column directly enters the ground. In some porch installations, a contractor will excavate a hole to install a column into the earth along with a buried cement base for stability.

To maximize the utility of space under a deck, it’s important to keep this area dry and clean. One way to prevent the area from becoming too wet is to install an under-deck draining system. This affordable home upgrade channels water away from the deck and provides usable space for storage or a functional area below a second-story deck. Not only will this be a useful maintenance upgrade, it can boost your home’s property value.
