"I work for a property management company and we had a tenant that said her furnace wasn't working (it was freezing outside) and all of my "go-to" HVAC people were unable to get there. So I called Calfo and they rushed someone out there pretty much immediately. As it turned out, there was absolutely nothing wrong with the furnace -- just the tenant. But the technician (whose name escapes me) was very professional in dealing with the tenant and only charged us for the call. I will definitely use this company again."

Whether an HVAC damper should be open or closed depends on the season, the zone it controls, and the temperature in that zone. In the summer, open upstairs dampers and close lower-level dampers to get the most efficient cooling possible. In the winter, do the opposite. Cool air will naturally flow down to lower levels, while warm air will rise. This keeps your system from working harder and helps prevent common AC problems.

Most units are designed only to cool the house down to 20 degrees less than the temperature outside. This means that if it’s 99 degrees Fahrenheit out and you’re trying to cool your home down to 65 degrees, you’ll notice your AC is struggling. 

Lower the blinds on all your windows, turn on your ceiling fans, and keep the thermostat at a consistent temperature to help your AC do its job. There are a few ways to determine if a vent is open or closed. You can inspect the vent and examine the position of the fins. If there are spaces between them, the vent is open. If the fins are flat and touching, the vent is closed. You can also stand under the vent when the system is running to see if you feel air flowing through it.

Unfreezing an AC unit is not a DIY project unless the problem is a dirty air filter. Changing out an air filter is easy for homeowners, but otherwise, trying to repair ductwork, refill refrigerant, or replace a blower fan motor are tasks best left to the pros. The DOE is phasing out AC units with SEER ratings that fall below 14 or 15. The exact minimum rating depends on your region. In the southern and southwestern United States, you cannot buy or install older air conditioners with lower SEER ratings.
