Spills like water, oil, or grease can wear down the epoxy's strength, lowering its lifespan. While this damage doesn’t happen immediately, it can accumulate over time, so cleaning up any garage spills as soon as they happen is essential. Avoid cleaning with or using dish soap on your epoxy floors since they will leave an unattractive residue. Instead, you can use half of a cup of ammonia diluted with a gallon of water for cleaning purposes.

A concrete seal can protect your garage floor from water and stains as can an epoxy coating. The main difference is that epoxy is much more durable and better for heavy-duty wear and tear—it’s used in more industrial and commercial settings. If you’re just using the garage as storage for tools and your car, concrete sealer will do just fine. But if your garage doubles as a workshop for side projects and auto repair, epoxy will hold up better.

If your concrete stains are green in color, it indicates the presence of mold or algae—which you should address right away. If left unattended, mold will spread to other areas throughout the home. However, be careful not to disturb mold on indoor concrete surfaces and work with a local mold remediation specialist for specialized care. Once free from mold and algae, seal your concrete to eliminate pores and gaps.

Mix the resurfacer into a sticky mixture. The consistency should look like mashed potatoes. Use a squeegee to push the resurfacer across the pitted area and smoothen the surface with a cement trowel flush. Make sure you protect any expansion joints with a weather strip.
