"They did great job on install. But within a month it started crumbling, getting holes. Salt never out on driveway and all instructions followed. Every month that has gone by, the driveway has crumbled. Years later there are numerous holes, cracks, gravel exposed and other issues. Was told couldn’t do anything but seal again. Was told could have been bad concrete mix, but not worth it trying to fix. I think it was great experience, until the driveway started crumbling a month later. My driveway looks terrible. Compared to older and newer ones in neighborhood. It is still deterring now. Very disappointing outcome. Should have gone with lower priced vendor. Versa lock wall put in also bowing."

Concrete should not be poured directly over grass, as this will impede the necessary tension of the concrete. Grass and soil can draw in moisture, leading to potential cracking. For a solid, lasting foundation, the area must be flat, firm, and completely dry.

If it’s time to remove your deck, there are several advantages to replacing it with a patio. For example, you’ll pay much less to build a patio than a new deck, especially if the framework is compromised. A patio also needs less maintenance and will last longer. However, replacing your patio with a deck may not be an option if your terrain is on a slope.

It depends on whether you’re looking at residential or commercial buildings. For residential buildings, the 2018 International Residential Code asks for a maximum riser (or rise) height of 7 3/4 inches and a minimum tread depth (or run) of 10 inches.

For fixed stairs in commercial buildings, OSHA requires a rise between 6 and 7.5 inches, with a run between 10 and 14 inches. The standards are different for spiral staircases.

Some patios will cause your property taxes to increase, while others will not. A good rule of thumb is that if your patio requires a permit, your taxes will increase. That’s because permits are necessary for “permanent” land improvements, and your taxes are based partially on improvements. Something like a concrete patio that’s considered permanent will bump up your property taxes, while a “temporary” paver patio or flagstone patio will not negatively affect your taxes. Keep in mind that this can vary, so always contact your building department to see if your patio project will affect your taxes.
