Small jobs welcome

"AMJ did a fantastic job disposing of my old deck and building a new one down to the footers! The whole crew was easy to work with and showed up when expected. All the cuts are clean, and the deck is a show stopper. I have gotten so many compliments on my deck. Iâ m glad a chose AMJ to build my family a new deck!"

"I couldn't be happier with the work! The landscaper came to my house on Tuesday, and I asked if there was any way the project could be completed before July 4th. I honestly thought it was a long shot, but he and his team made it happen—they had everything finished by Friday. They graded the entire area around my pool, delivered the rock the very next day, spread it evenly, and left everything looking beautiful. They worked efficiently, paid attention to the details, and cleaned up so well that there wasn't a single mess left behind. A special shoutout to Sean, who operated the bobcat. He did an excellent job and was clearly skilled at what he was doing. The entire crew came in, worked hard, and knocked the project out quickly without sacrificing quality. I highly recommend this company to anyone looking for reliable, professional landscaping. I'll definitely be hiring them again for future projects. Thank you for exceeding my expectations!"

Patios questions, answered by experts

Yes, it can be worth screening a porch if you live in an area with beautiful weather, since it allows you to enjoy your outdoor space longer in the spring and summer. The additional protected space may even attract more prospective buyers if you intend to sell—especially if you add seasonal features, like a ceiling fan for summer or a heater to winterize your screened porch.

Several types of porches are available to meet your needs and style preferences. Some common porch types include:

  • Porticos are essentially a roof over a walkway leading to the home's front entrance.

  • Sunrooms are closed-in porches that are an extension of the house with glass or plastic panels that allow optimal sunlight.

  • Wraparound porches extend around the entire home, or at least the front and one side, and offer multiple entrances to the house.

  • Back porches are an extension of the home’s floor into the outdoors. These offer more protection and privacy than a deck.

A screened-in porch can add value to your home, with a potential return on investment (ROI) of 70% to 84%. The actual value added depends heavily on several factors. Climate is a major consideration; homes in warm, humid, or buggy areas (like the Southern regions) see the highest ROI. In colder climates, the value is diminished as the unconditioned space is unusable for much of the year. Other factors that influence the return include the quality of materials and construction, the size of the porch, and the local real estate market. While a screened-in porch can enhance curb appeal and attract potential buyers, it is not included in the home's total square footage for appraisal purposes.

The average cost to screen-in your patio ranges from $2,000 to $4,000. How much you spend depends on the size of your patio, the materials used, and construction complexity. Some patio screen room kits are easy to DIY, but you may need to hire a local screened-in porch builder and obtain permits for more complex designs.

Yes, adding a sunroom can increase your home's value, with a return on investment (ROI) ranging from 20% for a screen room to 50% for a three- or four-season room. The amount of value added depends on the design. Fully insulated, temperature-controlled four-season sunrooms add the most value as they can be included in the home's total living space. In contrast, simpler structures like Arizona rooms or solariums typically have a lower return as they don't count as legal living space. A high-quality sunroom can also be an attractive feature for potential buyers, especially those who enjoy gardening. The value may also be higher in warmer climates where this feature is more sought after. When deciding, consider both the potential resale value and the personal value you will get from using the room.
