We provide architectural, structural, and mechanical engineering services, utilizing over 30 years of experience in technical design, construction management, and design build services. We "listen" to our clients and solve and implement creative designs based on their needs. Kesselman Architectural Design, LLC services all of PA, NY, and MD. Typically, a set of construction documents requires only one on-site visit to gather on-site environmental and existing building conditions. We find communication on most projects, whether local or distant, is usually completed via phone and internet. There exists a triad between 3 major project aspects as quality, time and cost. A successful project requires a balance of the three. A well detailed set of construction documents will allow contractors to bid on the same "scope of work," competitively, thereby saving time and money. Our documents solve thousands of questions and become the basis of a solid legal contract.

“ANGIE’S LIST DISCOUNT” – My Angie’s List Clients are given a ten percent (10%) discount on my Fee since Angie’s List does not charge businesses to list their services; therefore, my marketing cost is zero ($0.00) for my Angie’s List Clients. “FINANCING” – Clients are requested to make payment by check with sufficient funds on deposit to cover the check. Should the client be unable to make timely payment then their project is placed on hold until payment is received. The only penalty my Client incurs is loss of schedule, which they control with timely payment. No late fee ($0.00), no interest ($0.00), and no returned check fee ($0.00), is charged. “DESIGN/BUILD SERVICES FINANCING” – The cost of my services (Planning, Design, Engineering, Plans Drafting – CAD, Construction Management, & Inspection) is built into the “Construction Cost”; therefore, my services can be financed over the life of my Client’s mortgage. “EMPLOYEES” – Jonathan A.
