"Kirk worked very slow. He arrived timely, but happened to know our neighbor and chatted with him for atleast a half hour. Shortly afterwards, he left for lunch or to meet another customer to sign paperwork . He included this time away on our invoice. Very disappointing. Also, we need to contact him tomorrow because the light he fixed will not turn off."

Barndominium Builders questions, answered by experts

The longest part of building a custom home is the design phase. It takes multiple professionals and a ton of work to bring your vision for your dream home to life while sticking to a homebuilding budget and also ensuring everything is built to code. Expect the design phase for a custom home build to take six months to a year.

Framing is often the most expensive phase of building a house because it’s time-consuming and requires a lot of materials. It costs between $20,000 and $50,000 on average, depending on materials and labor costs. Before construction begins, it’s possible that purchasing land is the priciest step in the process. Some plots of land sell for $3,000, while others cost upwards of $150,000.

Yes, a home builder should have a builder’s license and insurance. States have different requirements for builder’s licensing and certifications. Be sure to check our state licensing tool to review your local home builder licensing guidelines.

As you browse our pro listings, take note of the “Angi Certified” badge. Angi Certified businesses meet our standards for certification, which include:

  • The owner, principal, or relevant manager passed a criminal background check

  • Required to have applicable state and local licenses

  • Maintain an average star rating of 3.0 or better on our network, if they have at least one review

  • Paying to advertise their services

  • Meeting any other eligibility criteria required by Angi

Building a house without blueprints is not advised. It will prevent you from obtaining necessary building permits and meeting building codes and is likely to result in shoddy construction and unsafe living conditions. Detailed blueprints ensure that a house is built to exact specifications and is constructed safely and structurally stable.

A custom home is one that you design from the ground up, allowing you to customize everything from the square footage to the interior layout to all of the materials used. A spec home is one that a builder has designed and gotten approvals for. Spec homes may give you some limited options for the layout and materials, but most of the build is pre-set. Custom homes cost more and take longer to build.
