"I had Sunset Concrete replace an aging asphalt two-car driveway (and turn-around extension) with a new completely concrete driveway (and turn-around extension) and an additional sidewalk extension running the full length of the garage the driveway fed. There were several aspects of this job that I felt made it more demanding than is usual. But throughout and in the end, Sunset showed themselves to be reliable, efficient, and expert in their craft. In my case they achieve beautiful results while delivering absolute best value. Team leader Sylvan showed true concern for the needs and wishes of the customer (me), was always willing to listen, and conveyed a simple sense of honesty and fairness that left me with great peace of mind. In my opinion our job was significantly more challenging than is typical: I was concerned that the uneven lay of our land might require compromises in a achieving a smooth uniform single-piece lay of concrete: the land was slanted different ways in different places, wavy throughout, crossed a slanted public sidewalk that contained a (during snowfall) hazardous dip that the concrete is required (by our Borough) to align with edge-to-edge and continuously, and the region beside my garage (where the sidewalk was to go) was about a foot lower than the driveway proper. But the result of Sunset's work is to my mind a beautiful sculpture that amazingly addressed all these requirements in a smooth unbroken flow. Having dealt with other contractors before coming across Sunset, there is no question now that they'd be the first I turn to for any future concrete work, and would recommend the same to anyone."

Asphalt Driveways questions, answered by experts

Yes, a paved or repaved driveway can boost your home's value by increasing its curb appeal and the functionality of your outdoor space. A new driveway can add anywhere from $5,000 to $20,000 to a property's value. An old, crumbling driveway can be a red flag for potential buyers and inspectors.

The amount of value added depends on the materials used, the design, and local market conditions. Concrete is often cited as adding the most value due to its long lifespan, though asphalt may be more desirable in colder climates. The return on investment is greatest when replacing a driveway that is in poor condition; repaving a driveway that is already in good shape will not yield as significant an increase in value.

Recycled asphalt is a durable choice for a driveway, but doesn’t have the same appearance and low maintenance as standard asphalt. For long driveways in rural communities, recycled asphalt can make a great choice. Recycled asphalt is 20% to 30% percent less expensive than standard asphalt and is better for the environment.

Asphalt driveways last anywhere from 15 to 30 years, but if you don’t stay on top of repairs, you may find yourself spending extra to replace your driveway before its typical lifespan. Stay on top of repairing cracks and potholes by routinely inspecting your driveway once or twice a year. It’s a good idea to pressure wash your asphalt driveway at least once a year to keep it clean. Apply a sealer every one to five years, based on your climate.

Asphalt and tarmac are not the same thing. Traditional tarmac, short for tarmacadam, uses tar as a binder to hold crushed stone together. Asphalt uses bitumen—a byproduct of crude oil—to bind aggregate. Though tarmac was once a go-to for roads, asphalt has become the modern standard. And these days, most surfaces referred to as “tarmac” are actually asphalt. So, while the names may overlap, the key distinction lies in the binder—tar for tarmac and bitumen for asphalt.

It’s best to weigh the pros and cons of each material and decide on your priorities for your driveway. Gravel won’t be an appropriate choice if your driveway experiences heavy traffic. You’ll find that you need to level and top it off regularly, which could make the material a much more expensive option.
