Rigid foam board insulation is one of the safest insulation materials for basement walls. The panels offer a moisture barrier to prevent mold and mildew build-up. At the same time, this material is also fire-resistant, so you don’t have to worry as much about a fire breaking out as you would with spray foam insulation. 

While it’s possible to seal a foundation yourself, it’s not recommended, as it’s a tricky and labor-intensive job. Foundation sealing is best left to the pros to save yourself time, remove the risk of doing it wrong, and keeping yourself safe. If there is standing liquid on your concrete, remove it before attempting any of the above cleaning methods. For small amounts of water, use rags, a bucket, and a mop. For larger areas of liquid, lay down cat litter or baking soda to soak up the water first. If you have extremely large pools of water sitting on your concrete, break out the wet vac and get to work.

You don’t always need to install a dehumidifier in your encapsulated crawl space, but it might be a good idea in certain instances. If you notice obvious signs of condensation, mold, or musty smells permeating from your crawl space, a dehumidifier can help. It’s ideal for homes in humid areas.

In a worst case scenario, structural damage like rust on metal beams, rotting wood, and swelling on doors and windows can signal moisture problems that would benefit from a dehumidifier.

Venting the crawl space can be a good alternative to encapsulation if you live in a dry climate and the moisture problem isn’t severe. You could also try a dehumidifier or install a vapor barrier on the floor, leaving the walls exposed. A new drainage system may eliminate the moisture problem if it is not caused by humidity.
