It came down to three strong contenders, Riverbend, Advance and Gold Medal Pools. All three had good recommendations and made very professional proposals. The prices for the project ranged from over $100K to $65 for the stripped down version (so yes, there are big differences in price). Riverbend fell roughly in the middle and they were willing to move on price to meet where we wanted to be. Advance (Brian) Pools is a much smaller company, but very competent so would absolutely consider them in the future, but in the case they were not very competitive in terms of the product offering compared to the two larger companies. In reviewing their proposal, I would highlight following strengths: - 1/2" Rebar (much stronger than the 3/8" that most pool companies use) - Very competent in terms of equipment offering (I personally like Jandy) - Smart approach to plumbing your pool by running pipes through a single trench so they are easier to service -Design in terms of Spa - recommended a Captain's Chair (4 jet chair) in the spa, which was a great idea. -Most of the people who would work on your pool are their employees (higher accountability), but still some contractors (ask this question) -They use dry gunite, which is shot in place (stronger) -Gravel rock base instead of just sand and they build walls on own footing (not on deck) Weaknesses: -They tend to use the cheaper rocks and boulders for copping (Oklahoma River & Flagstone) instead of Arkansas, which is harder -Hank is a nice guy, but got a bit impatient with us toward the end and was ready to move on to the next customer -Design was not as good as some of the others (less creative) and they did not have the 3d modeling demo that most places use, which really helps you visualize what its going to look like. -they push Salt systems, which have more reliability issues and require more maintenance for your rocks and decking Ultimately, it was a very tough decision and I feel we would have likely been happy if we had gone with them as they are quality company. Interestingly, when we made the decision to go with their competitor I held off communicating to them for a few days in case anything went wrong (which we know can happen) and I never heard from Hank. I would have thought he would contact me to find out what I was doing, but never heard from him. Made me feel a little better about our decision though. I would have shared this feedback with him as well. Ultimately, I would say they are a quality organization and if you like their design then you could do a lot worse than working with them. A couple of tips for people building pools: -Negotiate the sewer and gas reroute into the cost of the pool (unless you are 100% sure its not going to be touched as it will) -Negotiate ANYTHING you think you want upfront as the day you sign the contract, EVERY change costs you. -Over estimate your decking as you will want more, trust me. It doesn't cost anything to reduce it later as the cost is 2X once you agree to move forward... -Review the plans in detail, THEY ALL PROMISE things that don't show up in the plan. Over-clarify and GET IT IN WRITING! They quickly "forget" what they promised to do. I have had to do a couple times already... -IT will take longer than you think, it always does...6 weeks? No way, 8-10 weeks is far more realistic if its an intricate pool. -Negotiate any landscaping repair you want UP FRONT, or you will get your yard back looking like a moonscape...they do not replace grass unless you specifically ask in the contract... -All pool companies try to get as much up front as possible, keep in mind that you want to hold back about 10% to make sure they finish the job. They will push back, but will take the work and you get piece of mind that it gets done. Jamie was extremely efficient and helpful with all aspects of the process. He wasted no time coming out to see the job and give me the estimate. We quickly booked the installation date then they promptly delivered the materials for this 2+ day job. Everyone was very professional and I was impressed with their workmanship around my rock hearth. These guys cleaned up nicely after completing the flooring and I will definitely use them again. The sales person was very professional and knew his business. They worked with us on the date and were flexible in that they allowed us to move half one and half the next. They will give you free (used) boxes if you move with them, which will save you money and their people at the warehouse are very friendly. All of the pre-move experience was A+, the rating comes from the day 1 vs day 2 experience. Day 1: They showed up on time and ready to go with a 5 man crew. They were professional and worked quickly to load our belongings. They moved everything we asked without damaging our belongings or our home(s). They loaded until about 1:00 and then unloaded until close to 6pm. They put the boxes in the rooms as labeled and assembled beds, furniture for us. Great first day. Day 2: They showed up on time again, but with only a four man crew. The foreman was the same, but clearly he was in a hurry to get us moved and the results reflect it. They loaded up our home until about 1:00 (leaving several things behind). They came to our new house and began unloading. The first couple of hours were ok, but as the day wore on they began to get sloppy. The scratched our furniture, our hardwood floors, and walls. By about 5, they were clearly ready to go (really the foreman was, which impacted the rest of the crew). We noticed that they were starting to put boxes wherever just to get done (we had to tell them to move them and still found them all over the house later). Post move, they were very professional and have so far fixed all of the damaged furniture (they don't replace, but repair really) so you have to weigh the $500 for insurance. They have repaired the damage to our carpets (cleaned), but have not come to fix the damage to our walls yet (which is too long as our move was a month ago). I think they are basically good people, but would be very aware that the attitude of the foreman will significantly impact the quality of your move experience so to make sure you get a good one and if you sense issues, call their Rep immediately so that things get done correctly.

Previously he had successful hung a few big screen TV for me, but messed up hanging a large mirror that fell and ripped a chunk from the wall (we gave him the benefit of the doubt). He showed up on time to install our sinks. He installed two sinks in our master bathroom and in the process left all of his trash (old sinks, packaging and stuff) in a pile in the middle of our floor. We also noticed that he had installed the one sink backwards (hot on cold side). He also installed two sinks upstairs in our guest bathrooms and left similar messes up there. He installed the p-trap incorrectly on the drain and created a situation where it flooded underneath our sink (slow leak that we didn't notice right away). We made him fix the sink in the master while he was there. What made us angry (besides the mess he left us) was his attitude and the fact that he was riding the clock on us (he bills by the hour at $75 per). It took him almost 7 hrs to install four sinks, which should have taken roughly 3-4 total hours (as we learned when a professional installed some others). We didn't learn about the mistake he made in the upstairs bathroom until later when we noticed water underneath the sink. Fortunately, we caught it before it had done real damage, but could have very easily flooded the house if we were unlucky. When I raised the issue with him, he got very rude with me and told me that we rushed him. (really, 7 hrs?). i saw a side of him that I didn't appreciate and would not want around my family so took the time to share this review. He was ok at the electrical piece, but would not recommend him for anything plumbing or area where craftsmanship is important (he was sloppy). He did the mirror first (which I should have learned from) and tried to hang it on a small hook, which it tore out of our wall and almost shattered (damaged the bottom). We still have a mark in our wall from where it pulled out. He then was doing the Wine Cellar and Front Door projects together. I'll cover the wine cellar first. On the wine cellar, I provided very detailed architectural plans for how to layout the cellar and specific dimensions for the racks so that the bottles would fit. My brother is a commercial architect so had him review my take-off and he checked and tweaked so it was accurate. Chris provided a quote for me based on the drawing. Chris showed up on Day 1 to work on the cellar and struggled from the start. It was obvious he had never done anything on this scale. His attention to detail was pitiful and he laid out the racking incorrectly (too narrow so that bottles would not fit). After much discussion, he agreed that he hadn't followed the plans and guessed on a few dimensions. He adjusted the racking so that it would fit bottles, but then ended up being too wide so bottles would lay over on the sides. They were supposed to be stained wood and he simply painted them. While working on this he started working on our Stained Front Doors (custom-10' tall) that he was supposed to re-stain as they had faded over the years. He over-sanded them taking the original stain off and damaged both doors so it had to be filled with wood filler (never looked right). He didn't really know stains and had serious issues trying to get the stain to take. I went out of the country for work (with my wife overseeing the project). He couldn't get the stain to work, so he painted our front doors! My wife told him that she was not happy with either project, which had now take over 1.5 weeks to get to this point and we had closet with an unusable wine rack and a $7K custom front door that had been painted. My wife told him she was not happy with the project and he would need to make it right (especially the front door). He threatened her that she had better give him his money or he would not leave (which happened at night). She had to threaten to call the police to get him out of our house. I was not pleased remotely and forbid him to set foot on our property. I have no respect for someone who would threaten women. We have since filed against him with BBB, which upheld our claim. As a final note, we had our front stained this month (as the paint was falling off) and the person painting it asked us if we did it ourselves because it was done with indoor paint...shocker...he couldn't even get the paint right. We end up removing the wine rack and having it put in by a professional so at this point the damage is undone, but would never want someone to go through what we did with him.

FAQs for floor sanding projects in Verden, OK
The cost to refinish hardwood floors is $1,900 on average, ranging from $600 to $4,500, depending on the area size, the floor’s condition, the type of wood, the type of coating, and the refinishing method. Traditional refinishing includes sanding the floors, which can be very dusty and costs about $3 to $8 per square foot. Dustless refinishing uses a vacuum to collect dust during the sanding process, reducing the amount of dust produced, and costs about $5 to $8 per square foot.
You should aim to hire a professional floor cleaner once or twice per year to remove any set-in stains, resolve scratches, and make your floors look shiny and new again. If you have a bustling household with many children, pets, or severe allergies, having your floors cleaned four times per year is worth the investment to maintain the integrity of your flooring. Don’t forget to prioritize cleaning your floors yourself in between professional cleanings, too.
The cost to install hardwood flooring is about $4,800 on average, ranging from about $1,000 to $12,000. Nationally, the average cost to install hardwood floors ranges from $6 to $12 per square foot for labor and materials. High-end woods and large spaces may cost $13 to $25 per square foot.

It’s time to refinish your hardwood floors when they show signs of age that diminish their overall appearance and function. A few surefire signals that you should consider refinishing your hardwood floors include:
Gouges, scrapes, deep scratches, and dents over a significant area
Discoloration from stains or sun exposure
Water damage causing rotting, warping, or bowing
Weak, spongy, or soft spots in the floor indicating damaged subflooring
Dull and worn appearance across most of the floor
The cost for professional floor cleaning is $250 on average. This cost can range from $100 to $1,500, depending on the type of flooring and its square footage.
For example, natural stone flooring requires specialized techniques and care, so you'll spend closer to the higher end of the cost range. The cost of cleaning tile and grout is more cost-effective, where you'll pay an average of $0.50 to $3.50per square foot.
