"Horrible craftsmanship. He did not order the materials as draws were paid, then wanted more money to order materials. Installed a boat lift as part of the project, it was not installed to spec and dropped our boat. The seawall steps have washed out from rain. Left trash, building scraps all over the work site."

There are a handful of things you can look out for that indicate fireplace repair is necessary in your home:

  • See or smell smoke in your home during use.

  • You smell gas or unusual odors coming from your fireplace.

  • The fireplace is visibly damaged or crumbling.

It’s hard to calculate how long a chimney damper will last because its life span depends on various factors, namely how often you use your fireplace, how much debris gets into your chimney regularly, and what material your damper is made of. It’s best to schedule an annual chimney inspection so a pro can examine it and let you know if it’s time for a replacement.

If your inspector is doing a Level 1 inspection of the chimney, expect it to take roughly an hour. A pro usually can do a Level 2 inspection in less than two hours. However, if you need a Level 3 inspection, this could take multiple days to complete because of the potential for needing to remove materials.

In addition to flashing, a roof cricket can help divert water around your chimney so that it drains properly off your roof. It’s shaped like a double triangle and is installed behind the chimney so that falling water spills evenly down each side. The International Building Code (IBC) requires cricket installation if a chimney built after 2012 measures over 30 inches in width. Chimneys constructed before that date are typically grandfathered in and aren’t required to have crickets installed.

You should vacuum the ash pan every week to prevent overflowing and clean the stove and surrounding vents every three to four months. It’s also important to get a professional inspection every year and install a carbon monoxide detector close to your stove. Be sure to dispose of hot ashes in a closed metal container; store it outside, away from the house. Only use the pellets recommended by your stove's manufacturer, and follow any cleaning and maintenance instructions.
