"Lance and his company was most professional and courteous before we even committed to an install. Once we scheduled an install, it was well executed and looked and worked great. Training was done by a superb trainer that our dog took to immediately. You can tell they care about their profession as well as the animal. A year later, damage was done by a third party. Lance himself showed up promptly on a holiday weekend to fix the fence and save our weekend. I can't recommend Lance's Hidden Fencing enough. A+ job."

In most cases, you will need a building permit to put up a vinyl fence, especially if the fence is sitting on or close to your property line. You can ask your local building department or  fence installation company if your fence project will require a permit. If so, you can expect it to cost between $20 and $60. Ideally, when you replace a fence post, you should also replace the concrete footing. The concrete bonds to your new post, creating a secure base. If you install a new post into old concrete, it won’t be as sturdy.

That said, it is possible. Sometimes the post will lift right out of the concrete. If not, you can use a high-lift car jack to try and lift the pole out of the footing. Put the new post into the same hole and backfill it with fast-setting concrete. Keep in mind, this won’t work well for metal posts.

The depth of your post hole depends on your post length. If you decide on a two-rail fence, the posts are likely 6 feet long. You want your hole to be at least 1/3 of the post length. In this case, your post hole should be two feet deep.

If you opt for a three-rail fence, the posts will typically be 7 feet long, meaning your post hole should be 28 inches deep.
