Small jobs welcome

"100 year old house with lead paint issues as well as extensive surface preparation. Also some trim and stucco replacement were required on this 2 1/2 story english tudor home. The work was excellent in all respects with special attention to detail. The work included painting a two car garage and replacing the two garage doors. Both Kelly and Josh are professionals in their attention to details regarding this job."

Interior Painting questions, answered by experts

Professional lead-paint abatement companies use a variety of methods to remove lead-based paint, depending on each particular situation. Some of the most common methods include:

  • Total removal: $8–$17 per square foot

  • Demolition and replacement: $1,000–$15,000 per project

  • Encapsulation: $4 per square foot

  • Enclosure: $10 per square foot

  • Chemical stripping: $10–$17 per square foot

DIY is possible with strippers or sanding, but professional services ensure efficiency and prevent surface damage.

The most common reason paint peels is because moisture gets trapped underneath it and disrupts its bond with the wall. Other causes for peeling paint include a poor original paint job, painting over a surface with dirt or other foreign material on it, or applying paint coats that are too thick.

A traditional German schmear uses mortar, making it unsuitable for adherence to painted surfaces. Professionals recommend removing any existing paint before applying mortar. However, you can rough up the painted surface and clean it to test if the mortar will stick. Remember that the underlying paint's texture and color may affect the schmear's final appearance—so starting with a bare brick wall will ensure the ideal finish.

You can paint over lead paint, or “encapsulate” it with a special paint that includes an ingredient called an encapsulant. The EPA approves encapsulation as a lead paint removal method as long as the paint remains undisturbed. Standard types of paint without an “encapsulant” from the big box stores or hardware stores do not meet EPA standards for remediation of lead-based paint.
