Small jobs welcome

"Mr. Bennett was the 1st person who called me 2 minutes after I entered the request. We scheduled an appointment for the next day Friday. Mr. Bennett arrived on time. He introduced himself and began working. He asked the appropriate questions. He delivered the appraisal report as promised. Thank you"

"Dondi was a professional gentleman who went about his business with speed and accuracy. Kept me informed about each step of the appraisal and when I would receive the written report. We had a 3 o'clock appointment for which he was early and he even called that he was at the property already. I would definitely refer him to my friends if they need his service. It was my pleasure to deal with him."

"See above.  Other than being misled by the offer, ie-not realizing that the reason for the appraisal was to obtain a mortgage only, I have no way to rate this service.  Please note, we did not use this service and have nothing negative or positive to say about this company.  Angie's List ought to have an Overall Rating for NA, like they do for the specifics.

Property Appraiser questions, answered by experts

If installing board and batten fixes an issue with the home, it could increase the value, but it isn’t commonly installed for that purpose. Board and batten is an aesthetic choice and, like most aesthetic choices, will do little to raise your home’s value. That being said, certain design elements can help attract more buyers, even if your home’s price won’t see a noticeable bump.

An FHA appraisal is valid for 180 days from the effective date of the report. In some cases, you can have the appraisal recertified if you make your request before the original expires so that you still may obtain an FHA loan. If approved, your appraisal update is valid for one year.

Some appraisers hold a Member of the Appraisal Institute designation. This accolade is the highest credential property appraisers can earn. An MAI appraisal is typically used for commercial properties.

While your lender will likely recommend an appraiser, you can also hire a professional home appraiser on your own. Choose someone who is experienced in your type of residential property, and ensure they hold all of the necessary credentials that your state or region requires.

The average cost for a home or property appraisal is about $355, with prices typically ranging from $250 to $500. The final cost is influenced by several factors, including the property's size, age, location, and how it compares to other homes in the area. Appraisals for larger, older, or non-conforming properties often cost more. While a single-family home appraisal usually costs between $300 and $400, appraising a multi-family home can range from $500 to $1,000 due to its increased size and complexity.

While there’s technically no limit to the dollar amount you can borrow for a home addition, the standard limit is around 80% of the value the addition is expected to add to your home. That means you could feasibly borrow up to $80,000 if an appraiser determines that the addition or bump out will add $100,000 in value to your property. You might also be limited by your debt-to-income ratio or credit score.
