"Eric Schultz Contracting has been doing a lot of flood damage repairs in the Steuben County area and has done an outstanding job. His clients are pleased, and his work is top notch. He always strives to go the extra mile in terms of prevention, not simply repair. Our agency has been lucky to have him onboard as a preferred contractor"

"Tom Benjamin and his crew did w great job , from start to finish. Tom started by removing and hauling away my cracked concrete driveway and sidewalk. Heâ s raised the level of my sidewalk and compacted the sub surface. Tom poured all sections of the sidewalk, using various expansion joints to relieve any possible pressure. Tom also leveled and poured my two-car driveway with 8 separate sections that were poured at 4 different times. The work was high quality and totally professional. All workers were very easy to deal with. Tom truly worked above and beyond to insure that we were totally pleased with the finished product."

Concrete Resurfacing questions, answered by experts

Yes, adding a patio or other concrete feature can increase your property taxes, particularly if it's considered a permanent improvement. The general rule is that if the project requires a permit, your property taxes will likely go up.

Permanent structures like a poured concrete patio are considered capital improvements that require a permit, which will trigger a reassessment of your property's value. Other concrete projects that typically increase taxes include:

  • Pool decks

  • Walkways

  • Driveways

  • Steps

  • Foundations

In contrast, 'temporary' installations, such as a paver or flagstone patio, may not require a permit and are less likely to affect your property taxes.

Permit costs for a concrete patio can range from $75 to $200. While the tax increase varies based on your location and the project's size, it is often a minimal amount. Always contact your local building department before starting a project to confirm permit requirements and any potential impact on your taxes.

Rebar is an essential part of reinforcing a basement floor, as not having it can impact its structural integrity. It helps absorb the tension factors that contribute to cracks in your floor and strengthens its load-bearing capabilities by evenly distributing the weight. Not including rebar could lead to an unstable floor, so don’t skip it!

The ideal base for concrete is even, firm, and permeable to encourage drainage. Depending on your project's weight requirements, a combination of gravel, sand, or other aggregates is best. While you can technically pour concrete over grass, dirt, or an old piece of concrete, you risk threatening the concrete's stability.

Yes, sustainable mixes and sealants minimize environmental impact.

Typically a few days, including preparation and curing time.
