Choose a different inspector. First, our entire basement ceiling/floor system was contaminated with a light fluffy mold. It was discovered by another specialist after our home purchase. My husband remembers asking Simao what it was during the inspection, and he said the basement was so dry it must be dust. The remediation cost us $16,000. Today, we had an HVAC company come out to service our boiler. Simao had told us during the inspection that it was old, however we could expect to get at least 1-2 years out of it. Our HVAC company immediately told us our unit is not even safe to use and needs to be completely replaced. This will cost us at least $10,000. After purchasing a home, these types of surprises are the last thing you need. Do yourself a favor and go elsewhere - please."
