"Hired KO in May 2024, started work in September 2024 - by April 2025 work still not completed...Terminated KO in April 2025 KO wanted more money to fix his errors (epoxy everywhere...grimy prints into epoxy everywhere) Have hired new contractors to redo all of KO's work; each has commented his work was below amateur - brought his politics into the workplace, too Made old woman cry - who just wanted the work completed after many extensions and didn't understand why she had to pay more money for his poor work; dismissed old woman's concerns - even stated "old women love me" - Has KO duped others? Again, newly hired contractors examined his work and scoffed. Do Not hire KO - not reliable, poor attitude...and you'll just have to get the work redone - not accredited with the BBB and only other reviews (prior to this) are from the same month/year and in same style. While the chemical, copper-based coating on pressure-treated wood offers protection from rot and pests, it’s not a silver bullet. An added sealant will help protect the wood further, though sometimes the wood is treated in a way that causes premature failure, and this is largely out of your control. It’s simply a case of bad luck. Regularly inspect all your house’s wood to look for any cracks or signs of mold and mildew. Getting ahead of the problem is the key to ensuring it doesn’t grow out of control.

Start with a 60- or 80-grit sandpaper when sanding a deck, though this could change depending on the type of wood that comprises the deck and how smooth you want the overall finish. If you prioritize a smooth final finish, progress to a finer grit like 120 or 150. Avoid ultra-fine grits for traditional sanding, as it could close up the wood pores and make it harder to apply a finish down the line.

A wood deck needs an annual cleaning, plus refinishing every two to three years, which involves sanding the deck and applying stain or sealer. If you have a painted deck, you’ll need to repaint it every 10 years. You should also fix and repair loose or broken deck boards, nails, and screws. Cleaning your deck regularly and applying sealant protects the wood from the elements, water damage, rot, mildew, and fading from the sun.
