"Hired to do valuation of a manufactured home - not on land. Gave appraisal comparison properties included land. therefore not an accurate valuation. Thought salesperson understood nuance."

"Steve Voisinette was prompt with a callback and prompt with making his onsight inspection and prompt with his appraisal report. Only minor wrinkle was that there was info we had, but had neglected to share, which would have pinpointed the dates of certain upgrades that went into the house. He was super-prompt about incorporating the info into his report for factual accuracy. Would recommend his services. He analyzed a property up near Tahoe's Heavenly Resort lodges which has few true "comparables" and did a good job in selecting points-of-reference for his analysis. Purpose of the appraisal was to re-peg a depreciable basis for our CPA on a property which was reconstructed after a casualty loss."

Xeriscaping can absolutely increase your home value, but the return on investment (ROI) depends on where you live and how prevalent xeriscaping is in your area. In drought-prone climates, xeriscaping can boost your curb appeal and make your home more appealing to buyers due to the reduced maintenance and watering costs. However, in areas where xeriscaping isn’t the norm, some buyers may be willing to pay less for a xeriscaped property if they don’t like the appearance.

The average cost for a home or property appraisal is about $355, with prices typically ranging from $250 to $500. The final cost is influenced by several factors, including the property's size, age, location, and how it compares to other homes in the area. Appraisals for larger, older, or non-conforming properties often cost more. While a single-family home appraisal usually costs between $300 and $400, appraising a multi-family home can range from $500 to $1,000 due to its increased size and complexity.

Ensures accurate valuation reflecting current market conditions, assisting in financial decisions.

Basement bedrooms can count toward your room count and the square footage of your home on an appraisal if they’re fully legal, which means they have proper ventilation and points of egress, as defined by your local building code. Simply partitioning off a space for a bedroom in an otherwise unfinished basement that isn’t a legal living space won’t affect your appraisal value.

You can be present during a home appraisal, but it’s best to stay out of the appraiser’s way. Make yourself available, but don’t engage or interrupt, and don’t discuss value or your target sales price. If possible, have your agent present in the house instead of being present yourself.
