"We give LUCAS FENCING a 9 out of 10. We would definitely use them again. Here are the pros and cons we had with this experience. PROS: Tom Lucas is very friendly, promptly returns messages and phone calls, and keeps appointments. He and his crew did excellent quality work without wasting any time. They arrived promptly on the scheduled day. He had no problem with minor changes we had while the fence was being repaired. He is trustworthy; he came back for the old posts just like he said he would, and honored the Angie's List discount when it was forgotten on an amended invoice.
CONS: It took awhile for us to get a scheduled date, farther out than expected (2 weeks vs 5 weeks). His timetable was affected by the bad weather we were experiencing, so it wasn't a major issue. He had to come back for the old posts instead of taking them that day due to the existing weight on his truck. He did pick them up as promised 2 days later. 9/10. Thanks Tom! "
"Instead three men arrived and the bars were installed perfectly in no time. This left time to fix a storm I only asked for an estimate for and time to hang a small shelf. I would have gladly paid extra for those repairs but the team volunteered to provide the service. I recommend Jack with no reservation "
"They were very busy that time of year and they explained that we would be a fill-in. So we knew anyway the posts would have to dry y before the fencing could be installed. It was only a few days a couple hours each day before completion but we knew that. Again great job and good price! "
"The guys from Stable Landscaping did a tremendous job on my “Spring Cleanup” on fairly short notice at a more than reasonable price. My property has a ton of shrubs, bushes and trees and each of them was carefully trimmed to meet our exact request. They meticulously removed all of the remaining fallen leaves, branches and the old mulch and replaced it with a thick layer of new mulch. No corners were cut. They worked extremely hard for hours, most of it in the rain. I highly recommend Stable Landscaping."
"Great again, hired them back two weeks after they came do yardwork and land clearing they put up my fence, row my entire property, a chain-link and salt a chain-link gate at the front of the property so people couldn’t use my driveway as a U-turn put an electric gate opener on there and they came out perfect I will be using them in the future and from now on they are my go to company"
"Tommy and his crew were very professional, punctual and did a great job. Went above and beyond my concerns. Repaired wind damage for free and I have had nothing but a positive experience with this company, from owner to receptionists and installers, they are great and do awesome work, and have the best warranty, that they actually honor."
"The porch roof was old and in poor condition with holes and lots of dry rot from at LEAST 18 plus years of weathering . As soon as Robert(the company owners) team got to our property, they gutted the roof and worked quickly, and efficiently on the new install. The new porch roof looks great!!! The workers were very friendly, and made sure to not only clear debris from my home, but to also make sure any debris that may have gotten on my neighbors property was cleaned away. Robert and his team exude a genuine passion for what they do, and make sure that before they leave, you have a smile on your face. Wonderful work AND customer service!"
When making this decision, three essential factors come into play. For budget-conscious individuals, swing gates are the more economical choice. Despite the possibility of both gate types having similar dimensions, many types of sliding gates demand a more intricate opening mechanism and additional components, requiring electrical work for motors and signaling remotes, resulting in higher installation costs.
The cost to install a gate varies widely, with a typical range between $1,500 and $7,000. The average cost is around $3,500. However, the final price can be as low as $200 for a simple gate or as high as $12,000 for a large, automated security gate.
Key factors that determine the installation cost include:
Gate Material: This is a primary cost factor. Chain-link and vinyl are the most affordable, while wood and PVC are mid-range options. Wrought iron, aluminum, and other metals are the most expensive materials.
Automation: Automated gates are significantly more expensive than manual ones because they require motors, sensors, controls, and electrical installation.
Size and Type: The dimensions and style of the gate (e.g., swinging vs. sliding) will impact the price.
Security Level: Gates with advanced security features will increase the overall cost.
In most cases, you will need a permit to install a new driveway or property gate. An exception might be if you are simply replacing an existing gate. Before issuing a permit, your local municipality may require a site plan or survey to verify property lines and prevent encroachment on a neighbor's property. Permits for a gate typically cost under $100. Be aware that corner properties may have additional restrictions on gate height or style. It's wise to confirm permit requirements with your local building department or your gate installation company, which can usually handle the entire permitting process for you.
Yes, most electric and automatic gates can be opened manually. They are equipped with a manual override or release mechanism that detaches the motor from the gate, allowing it to be moved by hand. This feature is essential during power outages or other emergencies.
To activate the manual override, you will typically need a specific key or tool. In some cases, you may also need a screwdriver to remove a cover to access the release mechanism. The use of a key is a common security measure to prevent unauthorized individuals from manually opening the gate.
Because every model is different, it is highly recommended to consult your gate's user manual to familiarize yourself with the specific procedure before you need to use it. Keep any necessary keys or tools in an accessible location. Be aware that automatic gates can be very heavy, so opening and closing them manually may be difficult.
In North America, electric gates are also subject to the UL 325 Standard for Safety, which includes provisions to allow emergency responders to access the property.
Electric gates can be forced open if someone applies enough force to the edge furthest from the mounting bracket. You can reduce this risk by adding an electric lock to your gate opener. However, automatic gate openers generally help deter intruders, especially when paired with outdoor lighting and security cameras. Other home security tips include trimming trees surrounding the area for added visibility and installing motion sensors in your yard.
