"Angel and his team did a first class job of building a beautiful screened in porch on our existing deck, including the necessary structural work underneath. We spoke with multiple contractors and ZZEOS were the most knowledgeable and detailed oriented. We were so impressed with the porch, we had the finish off around the bottom of the deck. Pricing was very reasonable. They give you lots of options like skylights, doors, siding and shingle colors, etc. if we do anything else to our home, we will give them a call."

"Dominic arrived on time, with the supplies we agreed to in advance. He set to work and removed the old tile ceiling which was stained and falling down. He removed the tiles the nails the staples and the old molding. He installed the new dry wall ceiling, taped, speckled and cleaned up the area he repaired and the garage where he was working. I was so pleased I will have him back to do other painting and shelf installation.

"Steven and Nicolas arrived on time to tackle the work. I supplied them with sand paper, brushes, rollers and paint to do the job. They worked at it for several hours. It was a beautiful day out and the paint dried quickly. After they finished the deck, the white paint was almost blinding in the sun's reflection, a pretty sight and nice invitation to use the roof deck. The 2 of them did a great job and I'm sure the tenants are thrilled with the end result! So am I."

As for how often to stain a deck, plan to do it every two to three years or whenever you start to notice extended damage.

The best time to paint your deck is when temperatures are neither too cold (below 60 degrees) nor too hot (above 85 degrees). Always paint your deck when there’s no risk of rain. For fast-drying paint like acrylic or latex, ensure your deck can dry for at least four hours. Oil-based paints take longer to dry and may require 48 hours to completely cure.

When staining a deck, don’t skip surface prep, avoid staining damp or dirty boards, and don’t apply stain in extreme heat, cold, or wet conditions. Never overload the wood with a stain, as too much can cause tackiness or peeling. Also, don’t forget to test a small area first to ensure the color and finish look right.

Painting a damaged pool deck is not recommended if the substrate is crumbling, cracking, spalling, or otherwise actively deteriorating. Continuing deterioration will result in the paint also delaminating or flaking off the damaged surface. Minor damage such as chips or hairline cracks that are not actively deteriorating can often be repaired enough to paint over. A damaged pool deck with a lot of cracking and deterioration should be replaced for best results.
