I am the owner of a Professional Organizing business. My business provides a menu of services from residential organizing, home staging, home redesign, relocation assistance and senior citizen transition assistance. Although most of my career was as an Executive/Personal Assistant my passion has always been interior design and home improvement. For years I worked as the Assistant to the Chief Risk Officer at JPMorgan Chase. One portion of the Risk Dept. was fraud. Identity theft, credit card fraud and mail fraud. It forced me to look at the world in a different way. It made me aware of the simple ways that criminals take advantage of people and their personal information. Unfortunately senior citizens become a prime target for bad people. This became my primary focus of my business. When I work with families that are moving mom or dad into assisted living or retirement communities my priority is to protect their personal information. Seniors often become overwhelmed with mail and paper work in their homes and they don’t want to throw anything away. I help in organizing what is critical and what can be shredded. I will organize key documents and important information so there is one place to find these items and a limited amount of people who can access them.Anyone can own a business offering services. I like to think that I can make a difference in someone’s life by implementing small changes and treating clients with dignity. Please feel free to check out my website www.organizedbytlb.com and let me know if I can help you or a loved one declutter, stage a home or redesign!

Property Appraiser questions, answered by experts

Ideally, you’d never pay more than the appraised value for a home, but there are some instances where it makes sense to do so. For example, if your current living arrangements are no longer viable and you need a place to move into quickly, paying more than the appraised value might be in your best interest to secure a new home. Additionally, if you’re buying in a hot market, overpaying for the home might be necessary to overcome the competition.

Yes, hiring a real estate agent is worth it. Many homeowners make the mistake of trying to sell their homes by themselves, thinking that they’ll save money on the commission, but what they save on the commission, they very often pay for in frustration and concessions on the sale price. Hiring a real estate agent to handle the sale of your home not only makes the process far easier and takes the burden off of you, but most homeowners get more for their homes when going through an agent because of the marketing and salesmanship they bring to the table.

While parts of the appraisal are out of your control, there are some things you can do to potentially raise the home’s value. You can make necessary repairs and upgrades before the appraiser visits—an appraiser can only value what is currently part of the home, not its potential. You can also provide the appraiser with the cost of recent upgrades. The appraiser will likely increase the value of your home by about 50% or more of what you paid for those improvements.

The cost ranges from $300 to $500, depending on the property's size and location. Due to their complexity, commercial appraisals may cost more.

In most cases, installing a tennis court on your property will drive up your property taxes. Property taxes are determined, in part, based on improvements made to your property, which includes anything with a permanent foundation. Since most home tennis courts include a large concrete foundation, your property taxes will likely increase following the installation. A general rule of thumb is that if your project requires permits—like for a foundation or fencing for a tennis court—then your property taxes will be affected.
