"This job starting out with replacing two skylights which I thought would solve my roof leak. The house is 39 years old and I added a second shingle layer about 20 years ago. Unfortunately when Eric and the crew began replacing the skylights they observed severe rot in the shingles and in the wood under the shingles. Eric showed me all the evidence of the rot and we agreed that I had to bite the bullet and replace the entire roof. Once I got over the shock of the unexpected cost, I agreed to have the work done. The next day Royal Pro had a crew of about 10 people beginning the work. The crew did the job in two days. They took care to move all the outdoor furniture and plant and covered my deck and driveway. They brought in the dumpster and off to work they went. And while on the roof the crew took care of various odds and ends at no additional cost. In most cases, you can negotiate after a home inspection and use the issues as leverage to bring down the purchase price of a home. The only exception would be if you waived the home inspection to make your offer more appealing to the seller. There are a few different types of flues out there, including throat dampers and top-mounted dampers. A throat damper will look like a piece of metal inside the chimney that is either opened or closed, while a top-mounted damper will simply make it so that you can see the daylight streaming in through your chimney from inside if it’s open.

The foundation, roof, and the home’s major systems (electrical, plumbing, HVAC) will take the longest to inspect since problems with any of these areas can point to safety or structural issues. An attic inspection or basement inspection may also take extra time to complete so the inspector can look for signs of moisture damage, mold, or pest problems, all of which are common in these spaces.
